Nice building and management but loud street

Pros:
Management cleans often and is response. Units are well cared for.
Cons:
Street noise is incredibly oppressive all times of year. Neighbors can be very loud in building. Some mail and package issues with theft but has resolved.

WORST MANAGEMENT EVER – TOTAL NIGHTMARE

If I could give zero stars, I would. When I first moved in, I was excited to work with this management company, but they quickly became my worst nightmare. The owner, Tommy, is a complete joke—he doesn’t care about tenant safety, building conditions, or enforcing any rules. The only thing he cares about is taking home a paycheck while ignoring the disasters happening in his buildings.

I thought a management company’s job was to ensure tenants have a safe and livable home, but Tommy has made it clear that’s not his priority. His properties are completely neglected—Sanitation fine stickers are slapped on the front door DAILY because of how disgusting and unkept the building exterior is. Inside, it’s even worse. Overcrowded apartments, with families of eight crammed into a one-bedroom, tenants smoking in the hallways, constant noise, package theft, and even physical and verbal harassment go unchecked. There’s currently a petition circulating to have a tenant removed because they’ve harassed multiple people and flooded the floor, but Tommy? He’s sitting at home, in his peaceful, quiet house, twiddling his thumbs, completely unbothered.

The noise in my unit was out of this world because instead of properly fixing a collapsing ceiling, they just slapped some plywood and a 1-inch piece of drywall over it, to get a extra $150 on a renovated rent stabilized unit —which only amplified the noise, not to mention it’s completely against the NYC DOB regulations for a damaged structure. To make matters worse, rather than addressing the fact that a family of eight people was jammed into a one-bedroom unit, running laps and banging beyond quiet hours with clear evidence proving it, Tommy chose to gaslight me and act like I was just “sensitive” to noise. Instead of acknowledging reality and enforcing basic living standards, he decided I was the problem for expecting a livable space. Tommy even had the audacity to claim that I gave him PTSD—a completely ignorant and laughable statement that proves his lack of education and professionalism.

Tommy’s complete lack of professionalism and regard for tenant wellbeing is astonishing. His buildings are an absolute disaster, and he is more interested in opening failed restaurants than taking care of the properties under his management. He will not address your concerns, ignore safety violations, and make excuses rather than take responsibility. The tenants are left to fend for themselves in conditions that are not only inhabitable, but completely inhumane.

This company is a disgrace. If you value your sanity, safety, and basic quality of life, stay far, far away. Tommy does not care about his tenants, his properties, or anything other than collecting rent while doing the bare minimum. Rent here at your own risk.

Pros:
Big 2 bedroom apartment with nice details inside (pretty kitchen, French doors on one bedroom, windows in every room). Tub has jacuzzi jets. Laundry downstairs. Walkable to 36 St station. Really nice neighborhood with lots of Mexican/Chinese food. Right next to Sunset Park. Need a key card or to be buzzed in to enter.
Cons:
You do have to go outside to access laundry. Parking is difficult. You don't usually hear the people in the apartments next to you, but you may hear the people upstairs or in the entrance area. Radiators are noisy. Building gets really hot in summer. Long-standing issue with packages getting stolen from the mailroom if they are too large to fit in your mailbox. Electricity can be faulty so you have to be mindful of what you have running on which circuit, otherwise you will blow the fuse.

Poor grocery-store situation, NO dry cleaners nearby, Old kitchen and bathroom, Roaches and mice a problem for some tenants

Pros:
prewar framing on the walls, big tub with overhead shower head (clawfoot tubs in some units, which is pretty cool). High ceilings. Nice patterned hardwood floors.
Cons:
The building contains several rent controlled units. The landlord takes this out on everyone else, raising the rent a minimum of $100 a year. (This is not the fault of the tenants in the rent control units— affordable housing should not hurt other).

Meanwhile, many of the rent-controlled tenants are loud and disruptive, screaming at all hours. The landlord will do nothing about this.

The landlord will evict people for having pets, even a housecat, but allows the rent control tenants to have large dogs.

When there are actual problems in the building, the landlord refuses to get involved: tenants dumping their garbage out on the landing, scammers coming to trick people into signing up for fake energy companies, domestic abuse, stalking of other tenants. It's bad.

The buildings are falling apart and the landlord is doing very few renovations. The apartment you start with is what you get. Layers and layers of paint coat the walls.

Tenants are not allowed to hang anything from the windows, not even a planter.

Landlord was frequently emotional, screamed at me over the phone many times, and blamed me for the problems in her personal life when I asked her to deal with basic issues in the building. A hostile relationship at best.

The washer and dryer cost money in the building rarely work. No refunds when you go back downstairs to find the dryers haven't worked and you have to carry a cold wet load of laundry up to your apartment and drape the clothing until it dries.
Advice to owner:
Start making changes now or you're going to get visited by three ghosts.
