Not great but not the worst building I’ve lived in

Pros:
- new construction
- relatively clean
Cons:
- packages regularly go missing
- unresponsive management
- very poor insulation so heating/cooling bills are $200+ a month
- very expensive parking in a narrow garage
Advice to owner:
Be more proactive in managing the building and there might be less turnover

Pros:
Nice neighborhood, near the park, balcony, central heat/AC (not all units), package & mail delivery are relatively secure, in-building laundry (3 W&D), soundproof walls— never hear the neighbors unless in the hallway. Rent stabilized!
Cons:
Can’t open our dishwasher because of it’s proximity to our oven— there isn’t enough clearance with the over handle, so that’s annoying. Serious mouse issue in the building but exterminator is on call. Pretty responsive maintenance team, but not always the most competent. Common areas (rooftop, lounges, gym, laundry) are trashed and never maintained. Be aware that it’s a religious neighborhood and the local groceries & other stores nearby are closed Friday/Saturday, so you’ll have to adjust your schedule accordingly if that’s not already a part of your routine. Gym is tiny, damp & overcrowded with machines
Advice to owner:
Better, functional planning of layout. Maintain common areas!!!!

I’m surprised to learn some tenants have the privilege of NOT GETTING CHARGED for the heat and hot water bill from ConEdison. Also, the tenant has been ignoring my phone calls and emails regarding any issues I report. Two weeks ago, one tenant on the 6th floor was surprised to see a stranger opened up the apartment she’s occupying with her newborn. Once the stranger, which looked like a young lady in her twenties, noticed the apartment was not vacant she rushed to leave. The tenant’s husband reported it to the building management, no one give a follow up to this incident.
Advice to owner:
The owner needs to pay attentive to all tenants. This owner just deliberately ignored black tenants requests and concerns

Walls are paper thin - but not the worst place to live?

Pros:
The community in the building was good and the units themselves were fine.
Cons:
Walls were so thin between units you could hear EVERYTHING your neighbors did. Felt like it was cheap construction and will fall apart in the next five years. Amenities are bad and not maintained at all. The kitchens are effectively not usable due to their size and no ventilation. The range and oven - while it worked - is the worst I've ever used. Ever unit claims it has one more "bedroom" than actually makes sense for the living space - making the units VERY overpriced. Also, we had a mouse in our unit that chewed through clothes and shoes.
Advice to owner:
Next time - build a better building and spend some money to keep it clean/in a quality condition instead of falling apart in four years

Pros:
The price points during the pandemic/ lockdown were great and the renting process is very easy.
Cons:
Lack of care for building. Heat is never on. If they do work on the building you don't get notified. The front door always breaks and packages get stolen. Elevator breaks down often. Not clean. The stairwell is unfinished.
Advice to owner:
Do better please.

Pros:
-laundry and washer
-gym
-parking garage
-study room
-social area
-luxury apartment
-dishwasher
-bathroom fixtures
Cons:
-non-responsive and inconsiderate management
-thin walls- noise travels through walls very clearly
-non-responsive building manger
-No doorman- Virtual doorman only
-shared patio is terrible when sharing with obnoxious and inconsiderate neighbors who monopolize the patio area

Advice to owner:
Make sure you do a pest control prior to moving into the apartment. Also don’t recommend taking any apartments on the second floor that have a shared patio unless you are okay with noise and people in your space. If you like personal space, I don’t recommend it. Also do some research on your neighbors prior to moving in. Bad neighbors and bad management can make a good apartment building toxic.

- Excellent amenities (laundry room, gym, lounge, study room, furnished rooftop, bike storage, elevator, trash chute on every floor)
- Clean and modern
Cons:
- Rude/noisy/hostile neighbors
- Neighbors are not respectful of shared spaces (deterioting state of amenities)
- Loud (thin walls exacerbate the problem)
- Lack of privacy and personal space
- Management and super is nonexistent
- Landlord response rate is poor (months for a single response)
- Lots of rodents and bugs around building
- Low value for money (rent is priced to high for this area)
- Safety concerns (stolen packages/general theft, shootings nearby, and other crimes are common)
Advice to owner:
- Improve response times
- Hold bad neighbors accountable of their actions.
- Create stricter guidelines for shared spaces
- Hire a live-in super
- Improve building maintenance and pest control

Pros:
No bugs, laundry in basement.
Cons:
Have lived here a year and never once heard back about any issues from the super/landlord. Walls are so thin we hear neighbors AT ALL TIMES! Literally hear them as I’m typing this :) cheap appliances and showers/sinks don’t drain properly no matter how much cleaning and draino.
Advice to owner:
Respond to your tenants!

Pros:
New building, apartments look nice but the building is built with cheap materials.
Cons:
Management is unresponsive and incompetent, neighbors are loud and ignorant, there are basically no rules and everyone does as they please. Pest control was horrible in the beginning, there were mice issues from first to seventh floor, there were unattended leaks. Lounge rooms are filthy as children are hanging out there, gym is not well kept, lounge chairs on the rooftop are destroyed.
Advice to owner:
Hire a competent management company.

Pros:
The cleanliness of the building is superb.
Cons:
The noise level is bad. Parties all times of the night from tenants in building and there is a Jewish community roof top center that blasts music and the police department ( 71st ) pct will not do anything about it.
Advice to owner:
No advice. They don’t care.
