Staff are all super nice and quick to respond to any problems. Apartments are clean, modern and well fitted. Good amenities.
Cons:
Next to a main road so can be a bit noisy. Heating is sometimes a bit inadequate if it gets real cold outside.

Lobby feels like a shopping mall. Doormen are too lax. Management hides MANDATORY amenity fees in the rental contract.

Pros:
This is a pre-war building so the apartment is very quiet and it’s been renovated so the kitchen and bathrooms are modern. Elevators are reliable. The primary bedroom is huge with a large walk-in closet. Laundry is in unit for most units with an additional shared laundry room in the basement. Gym and package locker system also in the basement. Lovely courtyard. Management puts on many events for residents. Doormen are wonderful.
Cons:
The second bedroom in our 2 bed x 2 bath was very small. Our living room was very small with no room for a dining table. Almost no counter space in the kitchen. Apartments that face the courtyard don’t get much light and tend to be quite dark.

Amazing apartment, busy neighborhood

Pros:
The people. Everyone who works the desk and who's in charge of maintenance is so, so friendly and kind. Everything in the apartment was new and in great condition, and if anything ever stopped working it was very quickly fixed. Location is super convenient by several Subway lines.
Cons:
Next to no qualms—the extra charge for roof/gym access is a bit high. That's it.

66 rockwell has large units and a great front desk staff. the units are bigger than the newer units in the area.
Cons:
you get what you pay for - this place is not worth the price - there is nothing luxury about it.

building management is terrible - they see tenant issues as a nuisance and rarely resolve issues - this partly because the building was built very poorly - low quality finishes, terrible insulation for temperature and noise, etc.

heating and cooling bills easily get up $250 per month in summer and $150 in winter because of how poorly the units keep temperature - this is 3X the prices of building the similar size. even with the heat/ac running the units will be very hot in the summer and very cold in winter because the wall units can't keep up with the poor insulation.

amenities are not with the $85 dollars per person

apartment issues such as water leaks have gone unresolved for 6 months.
Advice to owner:
Look at the tenant experiences - ask yourself if you'd deal with them for the prices that are being charged. new buildings are being completed in the area every month all with better finishings, offering, and service than what is provided here.

Pros:
1-Moving in to the quiet solitude of a Prewar 7 inch thick walled apartment building.
2-Moving out of a badly renovated & poorly micromanaged bargain-basement building.
Cons:
During Sub-Par renovation, the frequency and intensity of 'accidents'. Multiple sledgehammers through walls, cutting of electrical lines, working on live electrical lines causing extensive personal property damage, damaging water leaks, apartment property theft, subpar construction and hollow flooring with mice living beneath & can NOW hear footsteps above, non-standard mail delivery; building workers deliver mail, 'lose' mail of original tenants, Market Value vacancies priced to move; then 15%+ renewal.
Advice to owner:
Can't be given. This Luxury Building business plan has a high profit.

In a Lovely Neighborhood but elevators are always broken

Elevators are always broken!!! Sometimes we are down to 1 elevator for a 35+ story building. Insane. AC units do not work great. Many nights I wake up sweating because the rooms do not get cold. AC units need an upgrade. Another thing is you pay for amenities monthly but still have to pay to use certain features. For example, We used to have a printer where you could print for free (if you pay for the monthly amenities) - now you have to pay to print. Also a weird rule where you can only have 1 guest on the roof so they try and force people to pay to use the grills.
Advice to owner:
Offer more to residents who pay monthly Amenity fees

Unethical, cheap management creates UNSAFE environment

Cons:
Management is cheap and unethical. Plenty of examples, here's one: they do NOT air condition the hallways or GYM during the summer, resulting in increased humidity within the units. Thus, when a unit blasts AC to cool down, condensation levels are so high that the wooden floors may become affected. Management had the audacity to warn residents not to keep their apartments cool so as to avoid this, and threatened us with fees/fines. Unethical cowards that I wouldn't trust watching my hermit crab.

Additionally, management has refused to hire an additional full time door staff. As such, the single individual at the front is responsible for managing hundreds of packages, food/grocery delivery, AND GUESTS (or strangers?) of over 500 UNITS. We are considering filing a legal complaint here.

Pros:
Management is active, the building is clean, neighbors are nice, dog friendly (which can also be considered a con), rent stabilized. Maintenance is usually swift and to the point.
Cons:
Location is far from ideal, with very little business within walking distance. Dogs can be noisy neighbors depending on luck. Rents have gone up significantly within the last few years. Kid room not maintained very well.
