Pros:
Doorman are great!! albeit some are stickler for rules. I had a guest over who brought down a food delivery that was not for us. The doorman gave them grief as they weren't on the list of my guest.
Neighborhood has a couple of breweries around.
The new gym and machines are an upgrade.
You can see the river and some of the skyline.
They clear the trash from trash rooms multiple times a day, and you can see/hear them cleaning floors and entrance.
Laundry room is rarely full.
Cons:
My heat was off for several days. They would try to do band-aid fixes. It ended up being 10 days while the temperature was in the 20's and lower outside before they finally fixed the radiator. They wouldn't even pro-rate that month because according to them it was fixed on the fourth day, as the first few days I simply called down to the front desk.
Tour of apt was done by someone who wasn't very knowledgeable and couldn't answer questions. Tour guide was mentally checked out.
Value is not what you get for.
They had machines in the gym that did not work for the majority of my lease there. Then they closed the gym for over a week to get new equipment in and gave us 4 days notice. After they opened one of the machine was broken but quickly fixed.
Some walls look dirty especially around elevator doors.
Laundry machines $ adds up quickly.
Advice to owner:
When one of your amenities is down offer tenants access to any of the many other equivalent amenities TFC properties have. I'm speaking specifically of the gym.
Make the app have a function where it can be chats for more than just your one building.
