decent no frills apartment experience

extremely close to A/C/E/L lines, relatively little street noise heard
Cons:
garbage disposal located in the basement of the building was awful, little to no amenities, and the front entrance to the building was often occupied by unhoused people.

Leak in Roof / Scaffolding Forever

Super was easy to contact for maintenance issues.
Cons:
The roof had a leak that cause a hole to form in the ceiling and drip when it rained. This leak was directly above the door buzzer, which broke repeatedly due to water damage. Instead of making real repairs, they would replace the buzzer and paint over the leak (which obviously just came back with the next rainfall). The building also had scaffolding up for the entirety of my lease term and no end in sight for the removal of the scaffolding. The trash is in the basement and they definitely had a pest issue in that area.
Advice to owner:
Make the necessary repairs to actually fix the problem, not cover it.

Horrendous Property Managers

Not much. I have been renting for close to 15 years, never had worse.
Cons:
1 - Common Property Issues. We didn't have heat until end of December. Pipes are often leaking (had holes in the roof). 2 - Unresponsive. When you email or call Willowick Properties, they never pick up. When you raise a complaint on the conditions of the building, they are not the slightest concerned. They show no empathy towards the tenants and act irritated when you ask for reasonable fixes (e.g., heat in the winter). 3 - Rude. They are really bad people managers. They fail to recognize the responsibility that comes with managing a property and that real people live here. The problems of tenants are perceived as inconveniences of them. 4 - No accountability. They raise the rent every year, despite their horrendous track record.
Advice to owner:
Treat people with respect and have some humility for those that live here. It's saddening how little they care and I don't know how they can have a clean conscious treating people the way they do....

I really loved this apartment and have had a really good experience with management. They are very responsive and have fixed any issues I’ve had quickly. They building is super clean and all the apartments are updated. They super is THE BEST he’s literally the nicest guy ever and would go far out of his way to help me with random things (as a woman living alone). I live in the basement street entry apartment and he comes and sweeps my steps every morning.
Cons:
Honestly nothing really. I am the basement apartment so I get bugs occasionally, but they have an exterminator come once a month so no biggie!

Water goes out all the time heat barely works - rainbow outside for radiator management doesn't respond unless you email twice packages get stolen all the time

protect peoples packages, more regular maintenance updates, stop raising rent for not providing a better service

Cons:
large homeless population that sits on the steps, litters on the doors, and enters the building from time to time. Consistently an unsafe feeling living here and calling the police weekly.

The location can't be beat - lots of great restaurants and events happening. Pro tip - Quan Sushi on Broome is an unsung downtown hero. Apartment was also newly renovated when I moved in and had W/D in unit.
Cons:
Unresponsive management company - gave us a really hard time with any and every request from lease signing to getting the deposit back. We had a cockroach problem in the apartment despite being uber clean - it took over a month to get someone in to help with the pests. EW.
Advice to owner:
Responsiveness, kindness, & humility go a long way.

Non-Existent Management in an old building

Mostly nice tenants, nice (if non-empowered) maintenance team
Cons:
The owners are unwilling to spend a penny on the building. Clearly waiting for the multi-decade tenants to move out or, well, “move on” and then redevelop it. Management must be pestered to do anything at all. Cheapest possible materials used everywhere. Won’t even paint the hallways or clean the carpet. Won’t install a video buzzer, so packages constantly stolen. Knowingly allowed a tenant to operate an AirBnB for years, compromising security and having loud, large groups of visitors.

Convenient Location to Taco Bell
Cons:
Management sucks and takes no responsibility for stolen packages. If you order something it is literally a 50/50 shot of it actually showing up. Don't live here if you value your possessions.
Advice to owner:
Find a solution that works for packages, people are tired of getting their stuff stolen, the mail service doesn't use the package lockers, and people leave stuff opened in the lobby.
