Great Location, Terrible Management

Pros:
- great location, rent-stabilized unit!
- friendly front desk + maintenance staff
- loved the views from apartment balconys
Cons:
- laundry room was broke for 2 months
- management is not communicative
- Rabsky Group (Goose PM) sold the building in July '25 and Cushman Wakefield took over management that only lasted for a couple of months then a new management company took over
- chaotic, disorganized transitions with little to no communication
- front desk staff all let go (new company coming in)
- Failed to address black mold in the hallway, but the maintenance guy was aware of existing mold on other floors
Advice to owner:
This is a luxury building and people pay a lot to live here - do better. Disapppointing.

great experience at the Garnett

- friendly door staff and porters
- responsive maintenance team
- amazing location
- great amenities
- rent stabilized!! although not cheap, still under market price for Williamsburg.
- walls are thick
- every apartment has a huge balcony
Cons:
- the management of the building has now changed twice in 2025. Not sure what's going on
- the laundry room was a disaster for years, but was recently updated by new management
- there are only 2 elevators and they break down constantly (like once a week)
- the street can be a bit noisy (cars/trucks/honking/yelling), although nothing out of the ordinary for New York
- the rooftop bar at the Moxy hotel around the corner often throws loud parties on weekends which is a major complaint for those with apartments facing the back of the building - beware! My apartment faces the front (street) side and I can't hear it at all.
- there was a really loud dog on my floor that would bark for HOURS every day. Complained to management multiple times and they did nothing

The Garnett in a nutshell

Pros:
Great location, balconies are great, responsive management over email, nice finished, maitanence staff and couriers are hard working and lovely and quick. Hallways and lobby always cleaned
Cons:
Doormen are really checked out and unprofessional, laundry room has leaking and broken washers and dryers constantly that barely work, loud and violent dogs in building that management has been unresponsive and complacent with, thin walls, floors damage really easily.
Advice to owner:
Help doormen be more professional, respond to noise complaints, take better care of laundry room and elevators.

Huge windows, tons of natural light. Nice gym. Friendly neighbors. Good amenities. Great location. Doormen are generally great and amazing maintenance staff.
Cons:
Goose Property Management has gone downhill over the last 3 years since I've been a tenant. They nickel and dime you by raising prices as much as they can, and the units aren't really worth the price anymore (especially studios). The elevators are constantly breaking (I was stuck in one for 20 minutes) and the owners seem to have zero interest in fixing them.
Advice to owner:
Listen to your tenants, there's an obvious reason so many are leaving the building

- Staff is great

- The building is incredibly inefficient. Sometimes power bills ran up to $800+
- Upper levels of management could be rude bullies

Pros:
I feel like usually when you hear or read comments about a management company it’s always bad. 146 south 4th is an exception... I would go out of my way to say that our past 3 years have been amazing and that’s because of the staff. Maintenance, cleaning crew, doormen, and even the admin/offices are top notch. They shampoo the rugs in the halls twice a month, management makes repairs in less than 24 hours, the general maintenance of the building is impeccable. I think the common areas are even cleaner than my own apartment...
Cons:
I honestly can’t think of any constructive criticism. I walk OUTSIDE of the building and they are soaping the sidewalks down, it’s so clean.
Advice to owner:
Keep providing great service and treat your employees well! They’re the ones who make this place awesome
