Run away. Looks are deceiving

Cons:
MGMT will never respond to you. They won't respond if there is police activity in the building, if there's something broken in your apt, if you don't have heat, if there's water leaking from your roof, nothing. Never expect an email response until it's time to renew your lease. Mice, no heat, dirty water, package theft, flooded roofs, 300+ for parking spots so small two cars can't open their doors if they're parked next to each other...just run

Great building for LMI households

This is a great place to live. It has a live-in super, two full-time porters, and a full-time handy man. All of them are congenial, responsive, and hard-working. Thanks to them, the building is generally clean and presentable. Many tenants have lived here for decades, are aging in place, are quiet and responsible, and proud of where they live. (On my floor, all the longtime residents have each other's cell phone numbers in case of an emergency. ) There are also a good number of tenants who are families with children and teenagers. Surprisingly, the latter don't hang out in the hallways, stairwells, or elsewhere on the grounds. On weekends and holidays, there are no loud parties for the most. Another thing that catches my attention all the time is when I take the stairs, there is no graffiti or are markings anywhere on the walls. I should mention there is a tenants association. One final thing: Not only is the building a great place to live. So is the neighborhood! The building sits between not one but two malls. There is a third mall five blocks away. There are at least 8 supermarkets in a five to six block radius. Subways stations are two and three blocks away in each direction.
Cons:
I have a few complaints. One, the elevator on my side of the building (there are two sides, each with an elevator) breaks down every couple of months. One time it was out for three weeks. Yes, three entire weeks. The reason: the part needed to fix the elevator is hard to find. Second, there are lots of rats (big ones!) on the grounds (outside, that is) after dark, especially where the porters put out the garbage. (There are several restaurants on the same block as the building.) Third, the walls between units are thin. This means that if, for example, you're a loud talker, your neighbors will pretty much hear everything you say.
Advice to owner:
Do something about the rats!

Decent Building for the Price

The maintenance team kept things very clean, neighbors were respectful
Cons:
Constant issues with the A/C and heating units and hot water. Sometimes there was no water at all
Advice to owner:
Make improvements to the plumbing system because the rent is too high to constantly go without water/hot water, AC in the summer and heat in the winter.

Disaster of a management company

The building itself is fine. Well insulated, thick walls, don't hear much from neighbors.
Cons:
1. the management company is a joke. you have to pay a $1000 deposit to move in. it took them almost 2 months for me to receive this back (was supposed to receive it in less than 14 days). They force you to use autopay and then double charge you for your rent, resulting in over $7,000 withdrawn from your checking account. The water is constantly being shut off (It has happened over 10 times in a year of living here) for "maintenance" but it never seems to be fixed, and when it is turned back on the water is brown for hours with little to no water pressure.
2. the maintenance is a joke. I moved in and there was damage to the floors, doors, etc. 11 months later an it still is not fixed, and I have a feeling I'll end up being the one charged for damages even though it was the previous tenant. We had a leak in our unit and it took them 3-4 days to fix the issue causing the leak.
Advice to owner:
sell the building and let someone else manage it.

Hot water has been out many times, which is weird for a new building. Front door always smells like piss

Big and accessible

Pros:
Large building close to multiple transportation options and right across the street from Target and QC mall. Two 24 hour laundry rooms and a mailroom with Amazon hub. Three porters to clean and maintain building daily including one who is a handyman.
Cons:
Since it is in such an accessible place and partially faces Queens Blvd, the neighborhood is really loud/busy. The closed windows mostly cover the noise, but in winter when the heat is in full blast it’s necessary to open them for some air. Building is cleaned daily, just beware when walking near the outdoor garbage area by the service entrance. Lots of rats especially after dark since this space is also behind a few restaurants. Elevator is also broken down a few times a year, so not the best option for elderly/handicapped.

Basic Amenities, which is all included in the first year. Friendly tenants. Parking spaces available for additional $.
Cons:
Roommate had his bike stolen - Bikes were stored in the garage and locked up. Thief had snuck into the garage while the gate was up, and broke the bike rack and stole the bike. Owners response was to put an additional gate surrounding the bikes. Package room is a bit small and some tenants take a long time to pick up their belongings.

Cheap(?). I guess you get what you pay for.

Very very thin walls. I can all of my immediate neighbors. Yep, all of them. Upstair, downstair, and my sides neighbor. The noise coming from queens boulevard is also pretty loud too. Sirene from ambulance, police cars, or firetrucks can be heard weekly if not daily. Noise from big garbage truck might wake you up early morning.

Beautiful nbhd, responsive super, laundry in building. The times I’ve had a cockroach issue it was taken care of quickly. Mostly comfortable experience living here.
Cons:
Pre-war building where noise really travels - footsteps from above creates bass that really resonates.

Really lovely apartment and low-stress management

Apartment was very large for the price, clean and recently updated before we moved in. Location is great. We never had any bug or pest problems. The super was incredibly helpful although I think he's no longer the super. Tenants generally friendly. Rent checks were always cashed promptly and rent increases from year to year were reasonable.

There was a big problem with package theft

Nothing works properly--you have all these TVs in the lounge area that can never connect to the internet, the machines in the gym don't work properly (can even use the Peloton bikes), hand dryer in the longe doesn't work and takes you MONTHS to have an issue resolved by management. Basically, they make it look like they put all this money in but in return, you get a cheap-looking space with cheap quality appliances.

The Ground Floor Always Floods

The neighborhood is pretty safe and has great food from Uzbekistan.
Cons:
I remember I used to dread heavy rains in the summer because the toilet would back up and shoot out (it was a geyser full of) sewer water complete with water-bugs and broken down poop. I would ended up with a completely flooded bathroom with giant roaches flying around. The building said it was the city pipe line but the city never did anything to fix it.
Advice to owner:
Fix the flooding issue.

Great place to live

Pros:
The live-in super is a CHAMPION. She is very responsive and reliable, solves issues fast. Apartments are in great condition, hall is clean, elevator always working. Close to the train. Mostly families live here, good atmosphere.
Cons:
Sometimes the train is a little loud if the windows are open and you are in a meeting working from home, but you get used to it.
