A charming building

Pros:
Spacious and cheap rent. Great location - close to central park and train station
Cons:
Had an issue with mice once. There was a water damage in the bathroom and it took 4 repairs to fix it.

- Super close to transit (1 train)
- Rent stabilized
- My unit was beautiful and had tons of lovely windows that brought in incredible light
- Living room was absolutely huge
- Pigeons will come to visit you at your window! I've been feeding them for years and get a lot of joy out of it.
- Beautiful parks nearby unlike anywhere else in NYC (Fort Tryon, Inwood Hill)
- My unit was in good condition, and what wasn't in good condition we advocated for replacements or repairs (e.g., broken dishwasher and fridge)
- Other tenants are nice, many are Spanish-speaking families. However, you can tell the owners are jacking up rent by "renovating" some units, and the race and class dynamic of the tenants is changing
- This area has not been gentrified. There aren't hip cool cafe's or concert venues around. I didn't mind this, but I do have to travel at least an hour to see 99% of my friends or go to events
- This is an area where many people live. There are frequent parties and hangouts in the street with loud music. If you can't handle that, it may not be the best choice for you. I grew accustomed to it and didn't mind it after a while.
Cons:
- As typical, managers take a long time to respond to issues. You will need to escalate to the City if it's really bad (as was the case with us, when consistent leaks caused water to spurt from the walls through the paint). The leak continued off and on for months and Ventura would send people to do quick patch jobs though it was obvious to me the problem was much deeper. Sure enough, after I filed with the City, and they sent an inspector, Ventura finally sent a crew to saw into the ceiling and fix the damage that was causing the leak. The leak was also dirty water (it was brown) which really freaked me out and disgusted me.
- Roaches are an issue, and we had one mouse visit us who we unfortunately had to kill
- Rent is increasing steadily to the point where it's becoming unaffordable ($3K for our 2BR, we moved in at $2700)
- The 1 train is so far underground you have to take elevators (there are no stairs) which are frequently out of service, and adds another wait if you commute during busy times of day as there will be a line.
Advice to owner:
Be more responsive to tenants especially for the massive amount of money we give you.

Nice building but recurring pest issue (roaches)

Pretty good super, clean lobby, elevator building and well managed trash.
Cons:
Management company was difficult to get lease takeover arrangement done. Took months to get a new lease at one point. Recurring roach issue which their hired exterminator has not fixed, and forced us to bug bomb if the apartment before trying other methods like baits.

Fix the bug issues.

Unlivable apartment at market rate price

Cons:
Even with the heat on the apartment would be 55 degrees during peak winter because it was so drafty. The apartment was not prepared for winter weather; it had single pane windows, drafts coming through floors and baseboards, etc.

The noise was absolutely insane. Everytime the upstairs neighbor stepped on their floor, the noise vibrated off the built in closet in my studio. They were doing nothing wrong; they were walking normally. Yet, every step would make a large thud thud thud, as if my closet was shaking. I lost many, many nights of sleep due to it. It was to the point where I could feel the noise bounce from one end of the wall to the other. If an apartment isn't even suited to deal with basic, everyday movements, without creating so much disturbance, it quickly becomes a huge problem.

High ceilings; affordable rent-stabilized building; very little noise from other apartments; convenient to buses and subways
Cons:
Uninviting laundry room, also must have cash to use machines; garbage management poor; only one slow elevator, breaks down frequently; frequent heat and hot water issues; pest control an ongoing problem, less than prompt attention to tenant requests
Advice to owner:
Be more responsive to tenant requests for service. Simply being code-compliant is not the same thing as providing good service to tenants.

Spend your money elsewhere! Why? Horrific, unresponsive management

liked about the building? the exposed brick in the mast bedroom, 3 bedrooms, hardwood floors and recessed lighting, the high ceilings
Cons:
the constant battle with insects, outdated appliances, outdated cabinets, outdated and leaks in the bathroom, the noise from the restaurant below, constant battle with heat during the winter, half the windows didn't work, the super is a thief, the heat pipes that clanked so loud at all hours of the day when the heat was on, the slope of the apartment (there was a 2% decline from one side of the apartment to the otherside. The walled in kitchen, the broken intercom system with no camera, being overcharged rent for 12 years and still getting evicted, layout of the bathroom
Advice to owner:
you need to update the property or you're going to be manhattan's next slum lord. The entire apartment needed a facelift but they were to cheap to do anything at all

The location, restaurants, the 1 train,
Cons:
Mgmnt not responsive, nor cooperative. Did not offer to paint once in 12 years. The super stole from us and didn't come clean until the cops were involved. Made us buy our own new appliances when we asked to replace the 20 year old ones in an effort to be energy efficient.. Told us it was our responsibility to clean the mildew and mold before they wouyld paint the bathroom from a 3 year long leak from upstaiirs. That's just a small serving of the tenant harassment hell we put up with.
Advice to owner:
Make your tenants happy and you would have a must better building, but you lie, steal, cheat and are dishonest. So now you must pay

An unapologetically under maintained building

Cons:
Major issue, broken drain pipes caused major flooding in all G line apartments. The super was difficult to get a ahold of and did not act on the issue after seeing the damage. Property management agency emergency line was unresponsive.
Advice to owner:
Have someone to answer the phone for emergencies. It’s extremely unfair that we’re paying our rent for you to not even provide the services you say are offered.

Pros:
The local community is strong - the area is very accepting & familiar for individuals from Spanish-speaking communities. Lots of local options for Dominican produce & food. There is a lovely garden in the courtyard that is well-maintained.
Cons:
There is a mice problem, the water pressure is criminally low (seriously it takes twice as long to get shampoo out of hair) & the heating system is very outdated meaning at any given moment you will be too cold or too hot, there is no nuance. Every tenant facing representative I spoke to from Ventura was notably rude & showed very poor comprehension skills; this is particularly unsettling as a woman dealing with a company seemingly run largely by men. Their legal director is either incompetent or purposefully malicious (and quite bad at hiding it). Additionally the trash collection area is quite a walk (and many stairs) away from the units though I guess there is not much that can be done in that particular regard. I faced package thefts & smelled marijuana in the hallways often.
Advice to owner:
Enhance your public image, the company's website is inaccessible at this time & there is very little public information on your work & contact (no website, LinkedIn, Instagram) which appears quite sketchy. Additionally consider training or re-training some of your tenant facing representatives in communication & tech literacy. Consider re-evaluating your workforce to include more (or any) women & other diverse voices. Please upgrade your heating & water systems. Lastly, please never let go of that garden it is quite lovely & one of the best things about this property.

Did not have gas or access to the laundry for 5 months. Was delayed in providing electrical burners, and slow to communicate updates. Will be replacing gas stoves with electrical stoves but who knows how long that'll take.

Cons:
Management at this building is horrible, totally unresponsive. You can expect to lose 1-2 packages every month or so like clockwork, and management doesn't care. The cameras work and they won't use them to do something about it (the thief definitely lives in the building).

Building was infested with mice and roaches and management was completely absent. They were impossible to get a hold of and when they did send someone, that person would find an excuse to leave and never be heard from again.

Get out of property management, this is not the career for you.

This building is closely located to 191 st station which represents quick access to MTA 1 line.
But you’ll prefer to walk rather than living there.

Quite common to have homeless people inside the building stealing packages and doing drugs inside.
Ventura land corp took months to change the main door that had problemas and didn’t close properly. Be aware of this before moving to this place.
Put extra lockers on your door, as you might see homeless people trying to get inside.
Also Ventura don’t care about a single thing, I had to threat with calling to HPD in order to get my door fixed (I received the apartment with a crooked door, windows that didn’t close and so on)
Also buy harsh chemicals if you don’t want to have your apartment infested with roaches. I wouldn’t even recommend living here if it’s your only option.
