Nice units, need more responsive management

Real World: Ridgewood

Pros:
Building is in a safe area and close to things, including trains, grocery stores, and restaurants. Ridgewood is a fun neighborhood.
Cons:
Management is very unresponsive. We have to chase them down to fix most issues. Some of our neighbors were also incredibly loud and fought all the time.
Advice to owner:
Don't delete maintenance tickets before actually solving the issue...

Pros:
Never saw a pest & never had a leak. Building was sprayed for bugs on a monthly basis.
Cons:
Everything about it was cheap & nothing was ever fixed.

Perfect Mgmt NOT Perfect

Pros:
The apartment is refurbished with all new appliances. Bedrooms are a decent size. Process of signing a lease was simple.
Cons:
Perfect Management is terrible at owning and maintaining buildings. They rarely answer the phone or have someone managing the office, which means multiple maintenance emergencies weren't handled until the following business day. We had water raining down from our rooftop and they let the problem sit over the weekend. They let you rent by the room instead of the apartment, but I talked to multiple neighbors who said the roommate matching led them to be cohabitating with unsafe individuals. I can confirm that on multiple occasions, we heard arguing in the building and even witnessed the police being called.
Advice to owner:
- Have someone answering the phones 24/7. You run multiple apartment buildings and owe it to your tenants to have someone always on call in case of dire emergency.
- Letting random strangers move in together creates an unsafe environment with lots of building turnover. Think about only renting to tenants who know each other and get along.
