Great Building for the Price

Pros:
Overall, the building delivers great service for the price of the apartments. I wouldn't put this in absolute "luxury" category, but given pricing in NYC the monthly rent doesn't fit that either. Pros are: no bugs, no rodents, can't hear your neighbors, great views, remodeled apartments, clean hallways and lobby, and generally attentive staff.
Cons:
Pros definitely outweigh cons, but the street is not my favorite and neighboring buildings do not maintain trash or sidewalks. Also, the elevators have gone down which is troublesome for a building of this size.
Advice to owner:
Invest in an elevator overhaul and figure out a way to integrate lincoln center street cleaning on 60th st. Keep up the good work with apartment maintenance and tenant communication.

Nice building with competent staff

Staff is kind and competent.
Cons:
Multiple cockroaches sighting in the living room. Management not helping.

Pros:
The staff is wonderful. Phil, Alan, Ysef, etc. I always have them great holiday tips because they deserved it! Convenient location.
Cons:
Kind of a dead zone in the neighborhood but near central park, whole food

Good building and staff, bad and manipulative management

Pros:
Clean and well maintained apartments
Cons:
A lot of renovations are happening, so it gets noisy often. The leasing office (Brodsky) is manipulative.
Advice to owner:
For the leasing office, please be more responsive and considerate to tenants, especially those who had reside in the building for years, some 10+ and 20+ years.

Negotiate your rent increases

Pros:
Good location, responsive maintenance, decent amenities and gym for an apartment
Cons:
Lease renewal prices are aggressive and not at all competitive with the area. Not sure who these guys think they are. It Could be fine for you if you get a good initial price and don’t plan on staying more than a year.

Noisy construction and renovations frequently, and water gets shut off every week or two, so not great if you work primarily from home.
Advice to owner:
Be reasonable to good tenants when doing rent increases. We can find the same quality building and location for less

Best hot water ever! Great for long soaks in the tub.

Pros:
Professional staff, haven’t seen a roach in 10:years, good neighbors who are respectful and keep to themselves.
Cons:
Tenants are fungible to Brodsky Management. Leases are short (never more than 2 years) and when your apartment is due for renovation your only option is to move into a renovated place at significantly higher rent or move out. The tenant churn gives the building a dormitory feeling, with constant turnover.
Advice to owner:
Fix the damn elevators and give some preference to long standing, good tenants.

Great doormen, bad management

Clean, good doormen, responsive building staff
Cons:
A lot of construction, building will mot hesitate to evict long term tenants so they can renovate their apartment, rent increases of above 20%

Luxury prices for a dump

Great location; some apartments newly renovated.
Cons:
Constant construction noise 7 days per week from 7am to 9pm - impossible to work from home or sleep past 7am; management is incompetent and unresponsive; the water is untreated and runs black most days; roaches everywhere, which management does nothing about; the elevators are hazardous - I’ve gotten stuck once and at least one elevator is always out of order.
Advice to owner:
Stop raising rents $500+ when you can’t even manage the building properly - that sort of practice will just lead to more turnover.

Mold in some units, a few doormen can be a little bit short and rude at times but most are great.

They will raise the rent on you like crazy, construction noises constantly, bad water pressure, mgmt slow to respond.

Be ethical and humane.

Good building, bad management

The building is clean and the apartments are renovated
Cons:
The landlord Increased the rent by $200 and didn’t want to negotiate, asked us to leave if we’re not happy with the rent!
Advice to owner:
You can’t just increase the rent and expect people to be ok with it!

Standard NY greedy landlords

Close to Central Park
Very friendly staff
Recently renovated units with nice finishes
Cons:
Once a week, they turn BOTH hot and cold water off for most of the day.
They routinely close the garbage chute for a day for repairs
They raised the rent $1200. I understand the market has changed from a year ago but to raise someone’s rent 41% is cold-blooded…but also very New York. Bye, Brodsky!
Advice to owner:
Have a heart. Don’t lead with greed.
