Review Summary for Hubb Nyc Property Management
Summarized from anonymous rental reviews on openigloo.
Tenant feedback on HUBB NYC PROPERTY MANAGEMENT buildings is mixed. Many appreciate the responsive and friendly staff, well-maintained common areas, and convenient locations with appealing amenities like gyms, terraces, and rooftop decks. Cleanliness is generally rated positively, and pest control is effective in some buildings. However, several tenants report significant issues such as inconsistent heating, noise disturbances, persistent rodent problems linked to street conditions, and electronic lock malfunctions causing lockouts. Management responsiveness varies; some locations suffer from slow or unhelpful communication and unresolved maintenance delays. High rent increases and perceived neglect of tenant concerns, particularly regarding safety and community-building, have led to dissatisfaction.

Decent Space Overall
Former Tenant
Pros:
Gym, Laundry in building, in unit speaker, city skyline views on upper apartments, Quick access to everything you need down the street on 125th.
Cons:
Very small rooms, weird shaped, very thin walls, given the location, can be unpredictable in terms of comfort/safety, Large rats at night outside due to restaurants lack of new garbage cans

Avoid this place
Former Tenant
Pros:
Convenient location: Whole Foods, Trader Joe’s, and Starbucks are all within a five-minute walk. The custodial staff are consistently nice and friendly.
Cons:
Frequent package thefts – During my two years here, I lost items worth at least $800 due to stolen deliveries.

Noise disturbance – A neighbor on the 15th floor (not sure if he still resides there) regularly played extremely loud music. Even from the farthest apartment on the floor, the entire hallway was affected.

Excessive lockout fees – Getting locked out on weekends costs over $200 to hire Mr. Smith, whereas in other luxury apartments I’ve lived, this service is typically provided free of charge.

Rising rent – The rent increases steeply: $3,500 the first year (reasonable), then $4,000, and later $4,250.

Poor amenities – Very limited storage space and low-quality interior finishes.

kinda pricey for the space
Former Tenant
Pros:
Good heat and ac units in each room. Really modern and nice finishes (the kitchen design is gorgeous). Has a decent gym, work room, entertainment area and stunning rooftop where you can see central park, empire state building, etc. The super and staff are really kind and friendly! Central location close to most train lines and two minute walk to grocery stores
Cons:
When we moved in, the owner raised the rent at lease signing without notice. That was pretty unprofessional. For some reason there was construction going on in the building every Monday and some Fridays from 8am till the afternoon (drilling and hammer sounds) for about 8 months but it's stopped for now....The closets are miniscule, the rooms are really small and do not allow more than a bed and nightstand, maybe a dresser if you get a full size instead of queen size bed. 125th is also a really dirty and busy street although the windows are pretty soundproof and some of the noise is kept out. This is more of a tenant than property owner problem, but the garbage room is sometimes nasty when people just throw their stuff in there after a party or something.
Advice to owner:
Noise control for machinery and construction is pretty poor and the tenants are not alerted for most of it.

Great Spot Overall
Former Tenant
Pros:
Management is responsive and super fixes this quickly. Building is clean and neighbors friendly
Cons:
One of the 2 elevators was down for nearly 6 months, but has been working consistently since. Water pressure in the shower is a bit wonky

Tenant's honest review
Former Tenant
Pros:
It's centrally located.
Cons:
It's next to a bar. There is noise from the bar patrons next door. They hand out in front of the bar from Wednesday through Saturday. Their pot a cigarette smoke comes into the apartments all day and night.
Advice to owner:
Get the bar owner to properly manage its patrons.

Decent Harlem building
Former Tenant
Pros:
Easy access to multiple trains and buses, building is well managed, amenities are well kept
Cons:
Being on one of the busiest streets it’s overwhelming getting into and out of the building at night especially with rodents and crackheads you’ll try ti avoid time to time

Used to be a good building until 2024
Former Tenant
Pros:
The building is clean in a great location with gorgeous rooftop views; inhabited mostly by rich middle-age hipsters or whoever can afford living for such high rent.
Cons:
In mid-2024 the management decided to install magnetic locks to all residents units' doors, main entrance, gym, rooftop and basically all doors. Ever since the nightmare started with people being locked out of their apartments because of the magnetic lock's battery dying in the most unexpected times (for some people even after recent battery replacement). The 24/7 phone helpline service doesn't really respond or help and directs everyone to the costly locksmith services (around $500 for unscrewing a couple of screws to open the door) if one lucky to have available technician. There are a couple of stories now of residents being locked out in the middle of the nights and forced to spend a night out of their units while waiting for some sort of help. The nice and adequate super was fired in summer of 2024 and replaced by some shady guy, who has difficulties with clear communication.
Overall, the building's management demonstrates a very nonchalant attitude to the continuous issues with the locks, broken elevators and stolen deliveries, while charging additional money for every piece of amenity (rooftop and lounge room) that are already part of the rent (!) and micromanages every step of the tenants "thanks" to ubiquitous cameras.
Advice to owner:
Pay more attention to resident's problems

Living here for 3 years
Former Tenant
Pros:
The pros of the building is its proximity to the trains and lots of shopping and grocery stores.
Cons:
I hate living on 125th. It's extremely busy and there are so many drug addicts. Additionally, the rat problem is out of hand and its excarbated by the amount of trash on the streets from all of the restaurants. 125th is a dirty street and it's crazy how much worse it would be if they did not sweep every single day.

Lived in 1A for 2 years
Former Tenant
Pros:
The building is centrally located to lots of train lines, restaurants & night life.
Cons:
The floor plans are small. Kitchen was tiny without a full oven/stove. Functional for 1 person, but very tight if you're planning to live there as a couple/family.
Advice to owner:
Lower the rents, I had to pay an increase on my renewal that was much too expensive. Life in NYC can be hard enough without the looming threat of rental increases.

Cons:
Mice issue that was difficult to solve.

After 18 months
Former Tenant
Pros:
The amenities (gym, lounge, rooftop deck) are all lovely and super convenient to have on hand. I had a generally pleasant experience with the other tenants in the building in the elevators or in the halls. The building employees were all very kind and always say hello, strike up a brief conversation in the elevator, or ask if everything in the apartment is working alright. Also, the location is super convenient; There’s a Whole Foods, Target, Trader Joe’s, Marshall’s, TJ Maxx, Dunkin’, Starbucks, and so many other stores and restaurants littered around on 125th Street. On top of that, there’s a lot of train options along 125th Street; The 1/2/3 (2min walk!!), 4/5/6, and the A/B/C/D. All great commute options.
Cons:
Get ready to be creative with your storage. The closets in each bedroom are TINY. And there aren’t any additional storage closets, at least not in my apartment. I personally have a shower curtain rod between two walls to hang most of my shirts, 3 different locations of drawers in my room, and the closet to store clothing. I do have a lot of clothes, but I would be really impressed if someone was able to fit all of their wardrobe in the small bedroom closet. On top of that, I have a queen sized bed and it probably takes up about 85% of the room. Coming from a studio where I used furniture as a makeshift partition to separate my living area from my sleeping area, I had too much furniture for this apartment when I moved in. I had to rehome some items or, if small enough, break them down and store them somewhere within my limited space.

The laundry room has a bunch of machines, which is great for the amount of people in the building. But, I have had a load stolen and moved while doing my laundry here, and it’s hard to get it back if you don’t have sufficient evidence.
Also, I’ve had mail & packages go missing. Whether it’s open when I see it or it never appears, there’s definitely packages that I suspect have gotten stolen.

The closer you live to the roof, the more noisy it can get when people have parties up there. It’s not awful, but just pray nobody starts yelling over loud music. You can hear it loud and clear. Even some tenants around my unit have parties and seem to have no awareness that there’s other people on the same floor. Couples, families, elderly… I can understand wanting to have friends over, but if you want to scream at the top of your lungs, go to a club. Or go on the street and make it everyone’s problem.
Advice to owner:
Redo the closets! Make them cover more wall space and change the facing of the door so it’s a sliding door. Take up more space on storage and less space on the door swinging out.

210 West 96th Street - Renters Beware!
Former Tenant
Pros:
Large units with condo finishes
Cons:
Shady rental practices whereby the leasing company charges inequitable rents, no opportunity to create community, the block the building is on is disgusting, with rats, people defecating on the front door, ejaculating on cars parked on the street, and drug paraphernalia found in front of the building at times.
Advice to owner:
Stop engaging in shady rental practices.

Former Tenant
Pros:

poor water pressure on higher floors, windows don't block a lot of noise. external door doesn't close firmly in the winter which can allow for theft

Former Tenant
Pros:

Old building with decent renovations
Former Tenant
Pros:
We have key fobs for building and apartment entry, which are very convenient. The building is operated by HUBB NYC, and they have a lot of staff that are available for repairs. Our unit was renovated with newer appliances and nice finishes. There are not too many units, so the building is quiet and you can't hear noise beyond your next door neighbor.
Cons:
Different things in the building broke over time. Our stoves all got replaced with electric stoves, which aren't as powerful. They had to rewire each unit's electrical box which meant major construction in the living room. The steam pipe in our bathroom melted a hole in the ceiling, which took three rounds of construction to fix. They repainted our living room walls the wrong color twice.

The heat in the winter is very powerful, so the apartment was constantly hot in the winter. The water heater occasionally would malfunction, so we had either no hot water or scalding hot water at times. The wooden floors are quite old, scratched, and creaky. We dealt with mice a few times, but the building maintenance always helped with filling holes and got that resolved quickly.
