It is a nice building.

Though the building is old (100 years), the lobby and elevators have been nicely renovated.

Decent size studio, has laundry & elevator
Cons:
Walls are super thin, feels like neighbors are on the room with you. And upstairs neighbors just walking shakes my entire apt.
Advice to owner:
Fix walls to add sound/noise proofing material, because the walls/ceilings are too thin

Large, reasonably priced unit that was pretty well maintained. Super was on site and extremely responsive, helpful, and friendly.
Cons:
Linoleum flooring rather than hardwood throughout that apt that was hard to clean.

Cons:
Management is terrible. We complained about scaffolding that had been up for 9 months (mgmt had said it would only be 4-6 weeks), and next week got a notice saying they would not be renewing our lease.

Very affordable rent, convenient location, park next door is nice.
Cons:
Very noisy when people go up and down the stairs; packages get stolen all the time;

Maybe put in a camera or package room or something

Friendly neighbors, lively block, elevator, roof deck with gorgeous 360-degree view
Cons:
A bit pricey, hallway carpets could use replacing, can get noisy depending on what side of the building you're on (lots of bars around)
Advice to owner:
Charge a bit less, and you'll have less turnover of all these young people

Roach infested, dirty

Nice location. Reasonably priced. Elevator. In building laundry. Heating/AC is great. Responsive and friendly super.
Cons:
Cleanliness issues. Trash piles up in basement. Terrible smell. Roaches everywhere despite monthly extermination. Dead roaches in stairwell that never get cleaned up. You might be able to keep them out of your apartment, but it will be a lot of hard work.

Pros:
Super is very responsive. Exterminator came regularly to spray for pests. Never saw a cockroach in my apartment, but it was higher up. Cool neighborhood. Pretty close to ACE.
Cons:
Walls are pretty thin. Have heard other tenants through them. Garbage room is almost always full and only accessible outside the building. Interior decor pretty dated. Just an old building.
Advice to owner:
Add more space for trash disposal. Update apartment appliances.

OK Apts suffer from poor mgmt

Pros:
Affordable / moderately priced for area. Well located in good neighborhood on tree lined street w a park and conveniently located to transportation. Apartments are better laid out than most tenements in neighborhood and have fair amount of light & windows. Elevator in building! Responsive and live in Superintendent is pleasant to deal with.
Cons:
Building agent (Frank McCartin) can be antagonistic, homophobic and often outright hostile to tenants and fails to respond or address maintenance issues. Building owner/administrators never acknowledge issues, are surly and litigious, and treat tenants poorly. Walls are thin and you'll hear everything your neighbors do. Poor water pressure makes showering often difficult. Hot water complaints go unanswered yet seem to eventually fix themselves . Construction work by contractors lacks professional quality, seems like no one cares about doing a good job. Building just looking to do bare minimum to get by. I know of several tenants who'd had to report issues to the city and often still not resolved according to the online reports.
Advice to owner:
Treat tenants like you'd wished to be treated yourself if you lived here. Respond and fix issues reported in a timely manner.

Great Super, Loud Block

A responsive super and a generally hassle-free building
Cons:
The block itself is loud - lots of overnight idling trucks doing restaurant deliveries really disrupted by sleep.

better insulated windows (for both sound and temperature)

supers are kind and clean the building frequently
Cons:
appliances are sub par, heat is off when needed most, package theft is rampant. crackheads moved in and now there is frequent police activity.
Advice to owner:
spend some money on this building. NEED a package room

Leeds Associates Will Never Respond

Pros:
Super and his team do an incredible job maintaining the building and responding to maintenance requests within 24 hours. Apartments are spacious.
Cons:
Management will never respond to emails, they have horrible unaddressed reviews online, there are constantly roaches in the apartments. There has been ongoing construction on the building for 2 years and no one will tell me how long it will last. They raised my rent despite the extremely loud and distracting work being done.
Advice to owner:
Stop hiding, start responding. Hold yourselves accountable for the condition of an old, prewar building rather than blaming tenants and holding them financially responsible for fixing issues.

Love this apartment!

- Building is kept clean
- Laundry is fully functional and not even in a dingy basement like many apartment buildings
- Thick walls - cannot hear my neighbors
- Great water pressure
- Lovely porters
- Night doorman
Cons:
- Constant construction (aka lots of noise during business hours)
