Fine for a Pre-War Building
Former Tenant
Pros:
Good location and basic needs met
Cons:
Standard pre-war building issues–a few cockroaches every now and again, nothing crazy. Not a very clean building but nothing particularly out of the norm for these kinds of apartments
Advice to owner:
Hire a regular cleaning crew and update apartment fixtures

Nice apartment for the price
Former Tenant
Pros:
Rent stabilized, good super and management, spacious, overall a very good deal
Cons:
Common spaces are very old and not kept. Trash is in basement. Sometimes there is a weird smell in the building.

Decent but old building with mediocre management
Former Tenant
Pros:
It is mostly clean and we had no major issues.
Cons:
We had mice and roaches at certain points during our 2 years. Heat is very hot but manageable. Management is only somewhat responsive. They usually got back to us but not very quickly.

Particularly bad NY “Slumlord”
Former Tenant
Pros:
Beautiful structure, great spaces
Cons:
Dismal upkeep of the building and finishes, Landlord refused to communicate by email,
Advice to owner:
Put some money into the building and it will come back around

Decent value building
Former Tenant
Pros:
Affordable studio units for the location (relatively speaking)
Trash is managed frequently and effectively
Few incidences of roaches indoors and never seen any rats / mice indoor
Cons:
There has been poor upkeep in the building generally (probably over decades)
Halls get cleaned maybe every 6 months and laundry room is very dirty
One washer / dryer for the whole building and maintenance to the laundry machines isn’t frequent enough
Very thin windows lead to difficult temperature control in summer and winter. Thin windows also let a lot of noise through

Cons:

Great building with a lovely community
Former Tenant
Pros:
The neighbors are generally really nice and people leave stuff to give away in the lobby which is sweet. There's a lot of space in the apartments and it's safe, quiet, and the building is kept clean. The super is really nice and helpful. Huge windows with lots of sunlight in every room. I have really enjoyed living here and will miss it when I have to move!
Cons:
The hardwood floors are kind of old and need renovating. Sometimes the heat doesn't turn on when I need it. One neighbor smokes a lot and makes the whole building smell bad. :/
Advice to owner:
Get the floors redone and it'll make the apartments a lot nicer!

Generally pretty great
Former Tenant
Pros:
Pretty responsive management, super and porters are extremely lovely people, generally clean building
Cons:
We had roaches throughout our tenancy, and needed to self-mitigate while also signing up for the exterminator. 2 mice incidents due to shotty construction and blocking under sinks and cabinetry.
Advice to owner:
block and plug any under the sink cabinetry and pipes to keep rodents out.

Stay Away If You Can
Former Tenant
Pros:
The location is the literal only pro
Cons:
This building is awful. After the fire, it was terribly maintained and is truly just terrible. It felt unsafe to live in. Bugs and mice everywhere, terrible smells, etc.
Advice to owner:
They should never be allowed to own property again

Convenient and cute
Former Tenant
Pros:
Quick rental, old building. The super is pretty responsive. Very tiny apartments at market rent in an incredibly convenient location.
Cons:
Note: New rent payment service that charges $1.50 to process rent payments. Ceiling fell in bathroom; cleaned quickly. Rickety stairs. Thin walls that can depend on courteous neighbors.
