Pros:
Bus stop below the building and apartment view. Doorman and maintenance crew are really good!
Cons:
Overpriced, no longer has the amenities it should for the price they charge. High electricity bill and high rent increases year after year.
Advice to owner:
The electricity and the increasing prices will start driving people away. There are not even events as before to compensate for the cost.

If you are looking to spend 15 days a year cleaning up waste, sewer and rain water flooding on your walls, floors, cabinets because Brookfield can't manage the property? Waterside will make your dreams come true!

- Doormen and Maintenance are reasonably responsive
- Renovated units
Cons:
- Not really a luxury building
- Hallways and elevators are disgusting and almost never cleaned
- The location is inconvenient, other than the M34 bus that can take you to penn station, other than that its several avenues from the subway or other buses

Brookfield Properties Nightmare Owners and Management

Spacious apartments. Beautiful views. M34a bus right outside of the building.
Cons:
Extremely high rent renewal amounts each year. Brookfield will attempt to raise your rent by $1k a month each year. No one can stick around past 1 or 2 years. Management owns the energy company Metergy which provides the electricity. Bills are anywhere from $400.00 to $1,000.00 per month. Brookfield has petitioned the city to allow them to make a bigger profit off of the energy. It is being voted on in 2 weeks. Folks will see their energy bills go up by 48%. Moving trucks every day because no one can stick around unless you are a settling tenant or on Section 8. Even those that applied through Housing Connect - NYC Affordable Housing, are being forced out due to the yearly high rent renewal amounts. The elected officials have been contacted by residents and have been on the Waterside property due to many complaints by tenants of unethical billing.
Advice to owner:
Get out!! You are destroying what use to be a beautiful community.

Building staff (doormen, maintenance, etc) were nice. The views of Manhattan and the river are phenomenal. Feels separate from the hustle and bustle of midtown.
Cons:
You are so separated from the city. Totally reliant on the bus. Management is pretty bad. They never fix anything on time. I submitted issues with ac unit 4 times and they didn’t come to fix it until I threatened to call 411, twice. And then it broke again.

Lots of open space - huge plaza right outside of building. Great views of east river and access to east river park and paths. Very quiet and peaceful; feels like you are outside of NYC.

Please be reasonable on annual rent increases for NYU Students. Going up $1200 per month is unreasonable... Please evaluate and reconsider as we would love to continue for a 5-7% increase. Thanks

- 10 mins to get off plaza and into Manhattan with few transit options
- horrible on-site grocery
- high rents without much justification
- unengaged management
Advice to owner:
Work on making the plaza a pleasant place to be, bring back some sort of cafe/food option. Work out a deal with the present on site grocery to improve quality, cleanliness and price hiking. Ramp up shuttle bus schedule so tenants can get off the island…
