Location, Price is good for location and space (rent stabilized)
Cons:
Water damage in my room for almost a year and management would not fix and stopped responding; pests (mice, cockroaches, ants), sketchy neighbors (people were squatting in a unit for several weeks); loud; gross laundry in basement (ended up using laundromat)

Nice access to Williamsburg and close to the Marcy stop
Cons:
Horrible ownership. Gross place. Seems like a nice place for homeless people to hangout. Mailboxes wide open for anyone to access. Front door glass broken months ago and not fixed. Mold growing on walls in the apartment. Often see bugs in the apartment.

For $3k a month 1 bedroom, this place is absolutely terrible.
Advice to owner:
Try a new job? You are terrible at this one.

Nothing. Building is a slum.
Cons:
Management company is unresponsive and did not address major violations despite being ordered by city inspectors to do so. Stoves leak carbon monoxide, building is filled with trash, mold, flood water, and feces
Advice to owner:
take the thousands of dollars of rent money tenants pay you every month and provide safe housing

Pros:
The unit itself is great - spacious and high ceilings with a lot of natural light. The location is great, close to the L and JMZ, and the other side of Williamsburg is very walkable. They also just put in a virtual doorman so that’s cool.
Cons:
We live on the 4th floor and our neighbors are AWFUL. The noise is out of control, the children scream bloody murder for hours and they refuse to close their door so sound travels, and they smoke cigs inside. They also have 3 yapping little dogs that bark constantly. The issue with management is that they don’t do anything about it, and you’re forced to just take all the bullshit.

Also a lot of mice and management doesn’t help with the issue.

Packages get stolen also.

Virtually no management, rancid public spaces

In theory building could be nice, some units are nicely renovated, location is convenient, rent stabilized
Cons:
No management whatsoever. You physically cannot contact anyone regarding the property after signing lease. Basement is class C hazard: black mold, rodents, insects, flies, roaches, phony walls put up, completely unserviced laundry machines and driers that sit in puddles of water, have never been cleaned in decades, and smell of smoke and urine. Apartments can catch at least a dozen mice per month. Radiators heat apartments to 100 degrees, no regulation, no functioning shutoff valves. I have occasionally seen roaches, other apartments complain of regularly seeing roaches. Electricity is weird. Entire apartment is on one 15 amp breaker. Management did not investigate or repair my bathroom after upstairs unit flooded with unsanitary water. Some neighbors are nice, others are living in absolute squalor, pile trash downstairs in lobby, smoke all day in stairs, throw pet-urine-soaked sheets and blankets directly into shared driers. Lobby and stairs have not been cleaned in at least a decade. For one month while I was here there were people living in the basement. Drug pen on second floor.
Advice to owner:
I don’t know who the owner is but they have never been to this building and would find it uninhabitable especially for the price. The only building maintenance that is ever done, is when the super takes out the trash. Do literally ANYTHING.

Super and location are good
Cons:
Pretty horrible experience living here- neighbors always in the hallways smoking, being loud and yelling, things frequently break, no buzzer system for front door (have to walk downstairs to let anyone in leading to tons of missed packages/deliveries) yet still packages constantly get stolen and management does nothing. Front door has been broken/cracked multiple times in the year I lived here. There's plenty more issues but overall, really bad experience here
Advice to owner:
At a minimum, there needs to be a buzzer for the front door

Pros:
The apartment had a dishwasher and new floors. Each room has a closet
Cons:
No drawers in the unit. The building is filled with smokers, pets, and extremely loud residents. I have never once felt safe in this building and the front door has been shatter on MULTIPLE occasions. Also, no one can enter the building without a key, therefore no deliver service can drop off packages.

You get what you pay for?

Pros:
Rent stabilized, great heat and water pressure, a lot of units with great natural light. The Super Edwin is a sweetheart and really does his absolute best.
Cons:
Negligent property management. Pest problems are out of control and not being managed. Disruptive neighbors that smoke cigarettes indoors. The building desperately needs a gut renovation to control the rodent and vermin issues.
Advice to owner:
Control your residents and fix your building’s structural foundation before the only tenants left have tails.
