overall great building

quiet, responsive management, usually clean.

they have been doing some construction that is pretty noisy.

Abruptly told to move out

Pros:
Great location near 1/2/3, B, and C subways and by Central Park/reservoir. Pretty, clean building with wide stairs. Apartment has high ceilings with good natural light.
Cons:
Can be a bit noisy with traffic from W 96th. No laundry facility. Kitchen appliances and lighting fixtures are outdated. Rent is collected by check rather than online. Management is not very responsive or transparent and does not act with consideration to long-time, good standing tenants. New owner abruptly decided to not extend any leases.

Wonderful studios apartments

Pros:
The studio apartments in this building are wonderful. They are the perfect size with ample closet space for 1 person. They are updated and well kept. Even being on a street with restaurants there was never an issue with nice or roaches. The management and maintenance team were great.
Cons:
Didn’t love that the garbage was inside the building but that’s what you get with avenue apartments. The entry way is a little dark and dirty sometimes but the individual apartments are not.
Advice to owner:
Keep the entry way as nice as the apartments themselves!

Best super, well managed building

The super is professional, timely and very on top of things
Entryways and garbage area are cleaned daily
Some of the apartments are more updated than others
3 grocery stores nearby
Close proximity to trains
Cons:
As of summer '22, garden floor tenant built up an interesting amount of trash and junk in the backyard.

As of summer '22, a third floor tenant with cats kept his door open constantly and it smelled quite bad frequently
Advice to owner:
Email communication rather than mail - ask for feedback from tenants

The live-in super is the nicest guy and was super responsive to issues over text
Cons:
The bathroom had a recurring issue with mold due to poor ventilation --- the super came to clean and apply mold resistant paint but it was like a bandaid
Advice to owner:
Consider allowing loft beds for small units

Undermarket rents with caveats

Pros:
To have rent this low for the neighborhood is fantastic. The block is quiet, you're half a block to Riverside Park, it always felt safe, and it's only a few minutes to walk to the express station.
Cons:
There is no rush to upgrade the property nor will there be. That isn't necessarily bad, but if you live here you should expect to get what you pay for.

No advice to the property owner.

My apartment is beautiful and spacious and full of light. It’s such a pleasure living there.
Cons:
The building is a little old and the plumbing isn’t the best but that doesn’t matter.

RUN AWAY FROM HERE

Location was nice being so close to the park and the Natural History Museum
Cons:
1. The lady that lives in the bottom apartment ruined so much of our time living there. Every time anyone went up or down the stairs apparently it echoed through her room. I understand that is annoying but she would stand outside her door on Saturday nights and yell at people going out that they better not come back too late and wake her up. Meanwhile she had cats running around the building at all times. Also the doors did not block any sounds. She complained about us watching football on a Sunday afternoon at 3pm because our tv was too loud in the hallway.
2. We wanted out asap. We found another place to live but still had 3 months of our lease left. So we moved in to other place but left some of our stuff at old place until closer to move out date. A few weeks later my husband went to go get our things and using our keys went in to the apartment to find it moved in!!! They realized we moved out and. Iced others in!!! They threw away all our stuff and refused to pay us for us. They back paid us the rent we paid since the new owners paid it but really don’t believe they would have done this if they had not been caught.
Advice to owner:
Ha. This place just needs a new property manager. No saving this
