Pros:
- Exceptional service from management - Extremely kind doormen - Fixed any apartment issues immediately

- Gym membership was a little expensive - Golf simulator was consistently broken

Headed downhill no brakes

Pros:
Art Deco historic building, good closets and layout of space.
Cons:
Management is atrocious. They’ve driven rents up 1k or more each year, driving out all the nice people who kept them going during Covid. Very high turnover of property managers last couple years- current ones are abusive. Doormen are friendly but really don’t do jacksh*t- generally they aren’t even by the door, so hard to say we have “door”men. Security has gone way downt as well- Christmas week we had flyers for weed delivery all over the bldg. How’d THAT guy get in? I tell you, no one cares. Also despite this being a smoke free building, maintenance guys hang out smoking right outside the building. You really can’t walk past the bldg without smelling like smoke. AND…. There’s been construction on the facade every single day this whole year, that shows no signs of stopping. Also did I mention the elevators never work? You could wait 10 mins for one. Bottom line, not worth the money. Extremely high rents, extremely low level of service . Mailroom guy is nice tho.
Advice to owner:
Foster stability in the structure. Too much turnover at all levels

Pros:
Great building, love the doormen, and the package room is amazing!! Gym is great, crown shy is incredible, convenient location
Cons:
Creeking when it's windy, cedar street is gross, no outdoor space, got rid of the 18th floor rooftop
Advice to owner:
Lower the rent, and make an amenities floor to retain tenants, especially outdoor space

Art Deco in FiDi

Pros:
Lovely lobby, art deco decor, great package room system. Huge studio apartments. City acres market is downstairs and is an amazing grocery store.
Cons:
The side streets (Pine and Cedar) are dingy. Had many issues with the dryer and air conditioning. Tenants and doormen are not the warmest.
Advice to owner:
Make it more homey and clean up the side streets.

Nice but expensive

Pros:
Very clean, updated appliances, beautiful lobby, 24 hour doormen, maintenance fixes things very quickly
Cons:
Rent has increased by 2k in 3 years for a studio apartment. Elevators are always broken causing long waits and certain neighbors won’t let you in the elevator with them if they have a baby. A few of the doormen are extremely unfriendly. Not responsible for lost packages.
Advice to owner:
Don’t increase good tenants rents so dramatically / Hire friendlier doormen / Fix the elevators

Building is nice

Pros:
The front desk people in the morning are very nice. People in the afternoon are a little cold and stand offish.
Cons:
Management company doesn't seem to care about the long term tenants in the building. Have been increasing rent for renewals and then dropping the price for units when they don't renew. Seems like they would want to keep people that have been here for years, but not the case.
Advice to owner:
Care more about the current tenants that have supported you for so long instead of actively pushing them out in hopes of charging more money.

Fine place but way overpriced

Pros:
The front staff (doormen, concierge, front desk, etc.) are the best! Very kind and helpful. Great location, never had issues with packages, good amenities.
Cons:
The app is terrible and management is unresponsive. There’s also a ton of turnover so it’s nearly impossible to get ahold of someone in the management company. You’re in the dark about everything until they want to raise your rent. Always seems to be 1-2 elevators down which creates really long lines during rush hour.
Advice to owner:
Management should go online and see what comparable buildings are charging. 70 Pine is good but not worth being 40-50% higher than everyone else. Unnecessarily greedy.

All amenities are an added costs & included gym and resident lounge are lackluster.
