Actual apartment is very nice. The building is well kept. Doormen are very nice. Maintenance is quick and efficient
Cons:
Elevators are always broken. Expect to wait in long lines to get on the elevator. Scaffolding has been covering for the building for over 4 years with no intention on coming down. Management is unorganized. The email service when you receive a package has been down for months and they never sent a building notification. Apartments are overpriced. I would never recommend someone to move in.

had scaffolding up the entire time we lived there so we couldn't access the balcony, they shut down the lobby for renovations so we had to use the maintenance entrance where all the trash and rats were. The doormen were never by the door to open it or greet you but at a stand towards the back so anyone could come and go, this was not their fault but if you are paying for a "luxury doorman" building then you should at least be able to see them or be able to enter the door after hours without having to buzz in and wait for them to open it for you.

Cons:
Very under construction and it is LOUD especially very early in the morning. Don’t expect a response from management or corporate, they will literally ignore you.

Our apartment burnt down due to electrical malfunction in the building walls— and then I had to sue them to even get my security deposit back.

Decent building, not luxury

Friendly building staff, relatively spacious apartments, good closet space, excellent water pressure
Cons:
Scaffolding forever, broken elevators, broken lobby AC, no gym, no rooftop access, old and outdated hallways
Advice to owner:
Finish the construction. It’s been going on for years!

It’s reasonably clean and some of the staff are friendly.

AVOID THIS PLACE. Management, actually NOBODY here is on your side. I sent an email about noise and they didn't respond for nearly a week, then the resident coordinator (Ganni?) BROKE DOWN MY DOOR WITH EMS YELLING AT ME TO WAKE UP while I was sleeping in. All because I didn't respond to a phone call from the front desk. He did not apologize and felt justified and faced ZERO consequences for what he did. This is BEYOND a violation of my lease but SURPRISE, management wouldn’t let me out of it unless I pay 3 months of rent (near $ 8000). They claim they were "worried about my health” which is blatantly false because: 1. They emailed me back at the WRONG EMAIL, clearly demonstrating a lack of care or attention 2. Added insult to injury by requiring me to pay $8k and find a tenant, knowing how hard it will be to rent during this time. 3. They won't advertise my unit on their site "because it's currently occupied.” NOBODY here will help and they are conniving to boot. Also, HOT WATER DOES NOT WORK. Toilet also periodically overflows with no guarantee of help. And you will definitely hear your neighbors upstairs because there's no noise insulation, and others since this place is like a college dorm. Stay away. This place is the juice at the bottom of a trash can.
Advice to owner:
I have no words for a management team that thinks the is acceptable behavior in any way.

Worst Management & Building is Falling Apart

Elevator, laundry on 2 floors, water pressure
Cons:
Under construction for 2 years, with no update or end in sight; service entrance for guests and tenants; doormen do not do ONE thing- you’re lucky if they call you when you have a delivery/messenger/guest; doormen are not stationed by the entrance given it’s a service entrance, people can get to elevator bank before checking in @ the lobby, so it’s a huge safety concern; the service entrance is on Platt St, which looks out to a Sheraton courtyard which is often full of homeless on benches and outdoor tables; construction/trash/glass pile up on dirty sidewalks so forget having a pleasant experience coming or going; dog walking in the area is extremely difficult with all of the mess; doormen police you rather than help you out- yell at you for dogs despite being a dog permitted building; the valet/concierge stopped doing business with the building so the doormen are responsible for the mailroom & it gets extremely chaotic; the laundry machines are constantly broken (only about 12 washers and 8 dryers for a 200+ unit apartment); scaffolding has ravaged the building, you may think a balcony is a perk but it’s not when it’s unusable as it’s covered in scaffolding, nets, screws, debris, etc; the management company is near impossible to get a hold of and not interested in speaking to you about anything - in the event you do get a hold of someone, they (or rather Maeve) reads from a script and offers no help; the heating/AC units are always malfunctioning- my heater was broken for 2 winters in a row and the building said that would have to hire an outsider to fix as their maintenance crew could not. I was told a request was sent several time’s and nothing happened. They finally offered to move me into one of their LESSER buildings in a worse area. This is not a solution!; 4 total elevators in building. 1 of the 4 is for garbage so you can’t (and don’t want to) use that. The other 3 are for tenants and move ins/outs! It’s safe to say, if the 3, one is broken / gets stuck on floors, 1 is taken by movers that don’t care to schedule their time to execute a move in the building and the other two move extremely slowly - good luck!; the power goes out often due to construction - and the hot water. It was out for an entire week over Thanksgiving when I had guests stay with me! The management building does not care!; the wallpaper is coming off in hallways; carpet is DISGUSTING with stains and trash; vacuuming happens biweekly!!! Not enough!; young kids live here (college) that smoke weed and leave beer cans in elevator and/or hallways; trash schutes smell — no one cares about building upkeep!! It’s seriously gone down hill in 3 years FAST! Owners must have cash flow problems. I’ve also found roaches in my apartment and so has the tenant above me!
Advice to owner:
Be better in every way!!!

100 John Stay away!!! I love my physical apartment, but everything else ruins the experience. 1. Management - completely unresponsive to emails and phone calls 2. Construction - lobby construction started shortly after I moved in (leasing agents never gave me a heads up). It was supposed to be finished after a couple of months. The new "lobby" is now open, but the entrance is not. Residents have to enter through a back entrance that's not safe. Management won't give a straight answer as to when the new entrance will be open. There's scaffolding on my terrace that should've been gone by now but they won't give a straight answer on that timeline either. 3. Laundry - machines are always broken 4. Safety - why pay for a doorman building if they let everyone up? My father came to visit, couldn't remember my apartment number, and asked the doorman. He gave the doorman my name and the doorman looked up my apartment number and gave it to him!!! He could've been a stalker or complete stranger 5. Hot water - they will turn off the hot water at 8am (peak time to get ready in the morning) but won't tell you that it's off for hours after you already took a freezing cold shower 6. Fires - apparently the tenant before me BURNED the apartment down. Would've been nice for the management to let me know this before moving in and having another tenant let me know months later 7. Valet - the package room is only open from 7:30am-7pm. It makes it impossible for people who work long hours to get their packages.
Advice to owner:
Make an effort to actually care about the human beings that are PAYING a lot to live there.

Close to the seaport and the subway. Great doorman!
Cons:
Homelessness and crime in the area post covid, ongoing construction with no end in sight.
Advice to owner:
Provide tenants with updates on the lobby and construction.

Transit paradise, money pit

Location is great for transit. Front desk staff is great, very friendly and good people.
Cons:
Some neighbors weren't the best, loud, suspected drug use. Roof is closed in the winter. Office management doesn't care about you just money, had a roommate move out so wanted to add someone new to the lease and sign up for another year and they said we would have to go through the entire process like we were new to the building and tried to significantly increase our rent.
