This building is mostly young people and young families so it is a pretty nice scene. The building has good amenities and the building owners are responsive to requests. All the front desk men are super nice too and always give a nice hello and good morning.

This building is full of people right out of college who are flexing their units to make it affordable (which can be a pro or con depending how you view it). If you are also in this category it is great, because the building is accommodating of it and it can be nice to live amongst peers. It definitely gives you the opportunity to live in a luxury apartment that you might not otherwise have. The maintenance staff is fast and they are very nice. MOST of the doormen are very helpful. The building is clean. The views in the 2 apartments I had were incredible. The closets are spacious. The appliances are updated and everything is remodeled. Duane Reade is right downstairs. Overall it was a very positive experience.
Cons:
Most of Cons are not a big deal or are just more circumstantial. I didn't love living in FiDi, but that may not be the case for you. It just felt dark and cold to me since it isn't very residential compared to other neighborhoods. By the time I hit 25, it felt like it was time to move on as new waves of 21 year olds moved in. When you live on the higher floors, you have to switch elevator banks to go the laundry room which is just a slight inconvenience. Some of the doormen can be a little rude at times, but I also understand they have to deal with a lot from tenants. I don't really have much else negative to say about 200 Water.

Building was clean and front door staff is always helpful. Amenities are great and building service team is always responsive for break/fixes.
Cons:
- Building restricts the rooftop unnecessarily, sending emails about no noise, no parties, no alcohol, no glass, etc. If its July 4th, forget about having a great time on the roof as they hire security guards to check your building access, and only allow 1 guest per tenant. - Building sends multiple emails about prohibited marijuana use, no door decorations around holidays, and strictly prohibits gatherings and Halloween parties. - Much like the rest of Manhattan, they will raise your rent year over year and if you try to negotiate with their leasing office they will either ignore your emails and/or give you some sob story. - There are a lot of college students in this building and the walls are pretty thin, so expect to hear a lot of noise bleed over from neighboring tenants.

Clean with great doormen, handymen and employees. Very responsive and feels very safe.
Cons:
It is almost impossible to get in touch with building management when you need them. The gym could definitely use some improvements and ultimately more space. The lounge is unnecessary and a misuse of space. The roof is policed insanely and it’s almost like they don’t want anyone to use it. No improvements have been done to our unit yet last year they increased rent by 17% and this year 16% and all they improved was an unnecessary pickleball court, which is definitely fun but not worth such an increase. I know the apartment rents are skyrocketing but this is honestly just insane. They are essentially forcing long-standing tenants out at this point rather than appreciating them.
Advice to owner:
Treat your tenants with dignity and stop with the insanely high price increases. It only contributes resentment.

Servicemen were always very prompt to fix issues and come back to fix recurring issues. Never had issues that persisted, and felt like it was good value. No amenities fees Elevators were usually always reliability, rarely out
Cons:
Has all the cons of any office-to-residential converted building. One wall that is shared with someone's living room was always a bit noisy but never disruptive. They tightened a lot of the rules with the rooftop, but I rarely used it, so wasn't too much of a bother with me. Ethernet ports/wiring for bedroom were not functional and couldn't be used, even after asking about it during touring. Exhaust vent in the bathroom is not usable by default and supposedly is an extra charge (according to other tenants, haven't asked myself).

-rent keeps going up without any improvements done. We were there from 2021-2023 and the first update our rent (for a 730 sq ft studio) went from 3k-4k/month, and the next proposed raise would be from 4k-4.4k/month -they often lose packages or get delays on them -they don't enforce wearing masks at all, and also the building staff barely wear them, or wear them with nose showing -they don't enforce anything about smoke or parties either. Idgaf if my neighbors do either, but I do care that I can't sleep and my apt is getting hotboxed nightly -much stuff like grout and etc is badly maintained, so many badly painted over mistakes. -needs more lighting in apts, and the AC/heat is shit

While neighbors could be loud, the street noise is minimal. The building is really close to the Seaport, which has gotten livelier and is a great place to walk and sit by the water. Cabs are readily available outside and you get a warm and safe feeling coming home late at night. The building is also clean and well-maintained - garbage room emptied multiple times a day, lobby floors mopped daily, etc. My high-floor unit was also bright and spacious with an amazing view of the Brooklyn Bridge. I really loved living here and my experience was very smooth. Doormen are efficient and polite, maintenance was timely and rarely needed in the 3+ years I lived here.
Cons:
Too many college kids/recent grads flexing units. It really depends on who your neighbors are though as walls are quite thin (I could hear my neighbors laughing and slamming drawers shut etc). Had a new neighbor who lived alone and it was peaceful, so it depends. A few bugs, but you get those in any apartment. Never had any roaches or mice though. Appliances could be more modern, but overall not bad.
Advice to owner:
Stop flexing to recent grads, as there are many great tenants in their late 20s/30s who would love living here but are put off by the younger crowd.

I was double charged for my last month of electricity and sent to collections even though I paid the first time. The front desk people are creeps (constantly flirting with women way younger than them) and rude to men.

Love how clean the building normally is, garbage shoot/room is always cleaned. Friendly staff, quick elevators, high ceilings, nice views from the roof. Maintenance is super quick if something needs fixing! Good doorman that are good with calling!

Laundry on the lower level, hard to do laundry switching back and forth. Thinner walls so sometimes I can hear the neighbors dogs. Only 1 person allowed with you on roof as a guest.

Want to live in a glorified dorm? Want to catch college kids making out in the hallways? Want to listen to the squealings of 19 year olds with daddy’s money as you try to do laundry? But also how many times have the fobs not worked or the laundry machines are down or the rooftop was closed off or the water stopped working? It’s wild the management company would even consider raising the rent.

Stop renting to kids. Don’t raise the rent if you can’t even fix a fob.

This is a great place for early/mid 20s. Location is ideal to both seaport and fulton st station. The rooftop has unparalleled views, and the apartments are nicely renovated.
Cons:
Very young building, so once you’re out of that age range it can be a little noisy. Also they don’t allow flex walls to go all the way to the ceiling. Even pre-covid, they started being very strict about the rooftop and guests to the point where it wasn’t as enjoyable anymore.
Advice to owner:
Go easy on the roof! Obviously no parties, but if a person has three guests instead of the allotted two then use discretion.

College vibes ALL weekend! Noise and parties. The security company for the rooftop are horrible, racist and mean.

Do something about the noise and parties. Get more gym equipment. Be more negotiable- I would stay there if my rent was not up by 600$

The amenities speak for itself: amazing rooftop, laundry and gym in building, elevator, and location is prime near major subways and area is safe.
Cons:
The landlord and staff are absolutely TERRIBLE. You name it: front desk staff, doorman, leasing office, and the superintendent, Jose. Jose is impossible to get a hold of and if you do, he is straight up rude and dismissive. He does not care for his tenants. Most staff is very rude and unhelpful here. If this is something you can learn to live with and avoid, great. If not, it’ll urk you like it did me, especially when I was left with a lot of questions during Covid with no answers. The only people who have been consistently nice are the repairmen.

Learn some manners and fix up the staff in the building. I hated living in a building with rude staff, especially since rent is so high here and I’m paying for these services. Jose should also get a reality check

Management is very quick to attend to any maintenance or repairs that need to be done and the building has its own app which is pretty cool where you can schedule your reservations at the gym and see when you get packages. They are taking covid seriously and have closed the amenities to all without a reservation

The water is constantly being shut off which is ironic since the building is called 200 water. Today it was off all day and still off at 6:30 pm. management is very money hungry and will charge for every little thing. They were not open to negotiating a lower rent price during covid and now rent in the building has plummeted. There are so many vacancies now they seem desperate for tenants. All the amenities are closed or require a reservation which can be very tough to get.
Advice to owner:
Be willing to work with people on rent prices! Open the gym! Fix the key fobs so people can get into the laundry room! Open the resident lounge and roof deck. And stop turning the water off!
