Great apartment for your 20s

Pros:
The building was up to date and the apartments are well maintained with good updates inside. Management was very responsive for any issues you had and would usually address tickets within the same day. The maintenance staff and front desk employees are friendly and willing to help. The views from the roof are a full 360 of Manhattan and surrounding areas.
Cons:
This is a great building for people that are in their 20s as most of the tenants are around that age. Some weekends can be noisy but nothing terrible
Advice to owner:
See if there is a way to update the gym to make it larger

The doormen are super friendly and helpful. Management is super helpful as well and works quickly to solve any issue. They also provide great communication for anything going on in the building and always keeps everyone updated. Everyone is super nice and accommodating and there have been NO ISSUES with neighbors/safety/etc. in the past 2+ years I've lived here.
Cons:
The only thing that is slightly annoying is that the gym is very small and gets packed quickly.

- Noise level is super quiet - Doorman are very nice, very easy to receive packages - Management is great and responsive - Maintenance people are very nice and very reliable, will fix pretty much anything wrong with the apartment appliances - Nice gym, lounge, and rooftops with no amenities fee
Cons:
- Flex wall doesn't go all the way up - Not rent stabilized - Can only bring 2 guests per resident to rooftop

Good but crazy management

Nice luxury building with big rooms and updated kitchen and views
Cons:
The worst part of this place was the water. It would randomly turn brown MULTIPLE times a week and we complained multiple tomes with photos and showed our Brita filters and they didn’t do anything about it. The doormen are also a bit crazy if you eat a cracker in the lounge they’ll watch you in the cameras and yell at you. If you have a cup on the roof they’ll watch you in the camera and yell at you lol

This building is mostly young people and young families so it is a pretty nice scene. The building has good amenities and the building owners are responsive to requests. All the front desk men are super nice too and always give a nice hello and good morning.

The front door men & maintenance staff are angels. Incredibly responsible and helpful, even in a building with tenants that make it feel like a college dorm.
Cons:
Management. Raising rents insane amounts without making any fixes to the apartments that warrant those rents.

This building is full of people right out of college who are flexing their units to make it affordable (which can be a pro or con depending how you view it). If you are also in this category it is great, because the building is accommodating of it and it can be nice to live amongst peers. It definitely gives you the opportunity to live in a luxury apartment that you might not otherwise have. The maintenance staff is fast and they are very nice. MOST of the doormen are very helpful. The building is clean. The views in the 2 apartments I had were incredible. The closets are spacious. The appliances are updated and everything is remodeled. Duane Reade is right downstairs. Overall it was a very positive experience.
Cons:
Most of Cons are not a big deal or are just more circumstantial. I didn't love living in FiDi, but that may not be the case for you. It just felt dark and cold to me since it isn't very residential compared to other neighborhoods. By the time I hit 25, it felt like it was time to move on as new waves of 21 year olds moved in. When you live on the higher floors, you have to switch elevator banks to go the laundry room which is just a slight inconvenience. Some of the doormen can be a little rude at times, but I also understand they have to deal with a lot from tenants. I don't really have much else negative to say about 200 Water.
