Terribly managed building, didn’t respond to lease ending requests

Pros:
Elevator building, washer/dryer in unit, central air in most rooms, walls created for 4 BD apt, dishwasher
Cons:
almost no window(natural) light, no shower rod when moved in, thin walls, washer/dryer is expensive for electric and takes 5 hours per load, small appliances, no drawers for utensils in kitchen, problems with hot water

Respond to inquiries!

Strange building with no super,not a responsive owner but close to college and campus. We didn’t end up renewing our lease. Had some issues with leaks and AC

Don’t just collect the rent- take care of the building

right next to subway (fulton), very convenient location
Cons:
Landlord would ignore us (laundry machine broke and it took weeks to get any help, one of the two bathrooms was totally out of commission for 2 months), Landlord illegally withheld our money

A very “meh” experience, but somewhat expected

Pros:
This was my first apartment in NYC and it checked all the boxes: elevator, central air, windows, dishwasher, etc. I had no problems with pests and the people in the building seem nice. It’s also a safe area and unbeatable location for the subway (and Chipotle).
Cons:
Hot water and general maintenance came up as issues sometimes, the super would take a long time to fix things occasionally. The apartments are very small, windows don’t really open, and you can hear everything from the street. Rooms don’t have windows, no direct sunlight, and the washer dryer is a scam.

Cons:
This building has so many units with 2+ rooms with no windows, while still advertising them as true bedrooms. There’s absolutely no sunlight, even in the rooms that do have windows. The landlord and super are extremely unresponsive and have came into our apartment on multiple occasions without a heads up. The apartment is not well maintained, the stairwell is disgusting always filled with trash. The laundry takes 6+ hours to complete and does a terrible job. With all the maintenance issues we had, they were always handled poorly and unprofessionally.

Terrible and unresponsive management, little to no sunlight, barely functioning appliances, extremely small, no security
Advice to owner:
Don't advertise as a bedroom if there are no windows, be more responsive in helping residents, fix items such as laundry/virtual doorman/etc., increase security.

If you go to Pace, it’s near Pace. That’s about it.
Cons:
The broker will lie to you. For example, they told us the terrible smell in the lobby was due to someone moving out. Come to find out, it’s because their trash policy is “leave it in the stairwell.” When we moved in, their was a smoke detector with the battery out beeping embedded in the ceiling. As in, they redid the ceiling over this old smoke detector. They had to come in and open up the ceiling to get it out, but it took them 3 days to do so, so we didn’t sleep for the first three nights. Speaking of sleep, you hear everything on the street, and I mean everything. We’ve heard breakups, arrests, parties, you name it. A real emotional roller coaster. Finally, the Super is a very well meaning dude who does not care to keep his appointments. Something would be broken (washer/ dryer, air conditioning, leaks, etc. these examples all happened to us). He would say what day and time he was coming, then not show up. Repeat that a few times, by the third or fourth try, he’d usually show up. Oh, also, when we moved in, the apartment was still furnished for showing, they forgot to take the furniture out, so we had nowhere to put our stuff. Did I mention their trash policy is leave it in the stairwell? That’s not an exaggeration. If you see the apartment, ask to see the stairwell. Finally, paying rent is a nightmare. No online system, you have to send a check or a wire into the Ether and cross your fingers. When we first moved in, we had a question about rent because we had a partial month. So, we emailed the management company. They advised us that it was not their responsibility to answer such questions and we should refer to our lease. So, we had to calculate the pro rata amount ourselves and just hope it was right (I think after we did the calculation and followed up a few times, they confirmed that our number was right). This place is terrible. Do not live here.
Advice to owner:
Fire the broker and hire a reputable company. Fire your super and get someone who has the time to tend to this building. Figure out a trash policy other than leave it on the stairs.

Unresponsive landlord and noisy neighborhood

Pros:
Location is great for transportation, right next to the Fulton street station.
Cons:
Landlord is impossible to get ahold of. Place was trashed when we moved in and the landlord ignored requests to clean. Took multiple calls to fix anything, some things never got fixed at all. Construction site right next door can be disruptive especially when working from home.

Flaky unresponsive owners

No super lived in the building. Landlord would take months to solve basic problems, and only after legal threats were made (such as a window that could not shut).
Advice to owner:
Be more responsive and attentive to the needs of those you rent the building too.

Pleasant but now under new management

Pros:
I liked that there were only two units per floor, made it quiet and you could get to know your neighbors.
Cons:
A new property owner came in who jacked up the rent costs, keep in mind this is a building in the financial district one of few that is not a luxury apartment. The costs they were charging were in line with a full amenity building. Also it is in the financial district but a shady part of the area being that it is across the street from fulton station. Lots of homeless people and drug addicts around the area, will give you a good scare every once in a while. Lots of construction noise, not good for light sleepers.
Advice to owner:
Prices need to be in line with the property. Just because a luxury condo building got built next door, doesnt make your property worth more.

Pros:
Zero. Tenants, please know your rights.
Cons:
Be cautious when signing your lease agreement, as landlord will refuse to refund your security deposit as well as rent credit offered by him for failure to deliver a habitable space. Superintendent has entered premises on multiple occasions without approval. Water, electricity, air conditioning, and appliances were not in full working order for many months after moving in. There is no garbage disposal. Again, beware of Joe Sabbagh.
Advice to owner:
Abide by the law. Ensure apartments are habitable, and as advertised. Release security deposits.
