    Be aware of avoiding to rent this building.

    Pros:
    Nothing is good.
    Cons:
    I would suggest the potential business tenant does not rent 32 East Broadway, New York, NY. There are several reasons. First, the landlord will forfeit your security deposit by any reason. Regarding to security deposit, the landlord used this reason to forfeit several tenants' security deposit when they moved out. Secondly, in the winter, the landlord tried all the time to delay to open the heat. So, if you want to rent it, you have to suffer from the cold. Thirdly, if you request any repair, the landlord is reluctant to repair and always delay.
    In addition, its sanitation is very bad. The elevator is so dirty. The restroom lets you vomit. So, there are a lot of roaches in this building. So, be aware of avoiding to rent this building.
