Home for years but honestly not a great building

Pros:
Love the area, love the neighbors, loved my home after putting a TON of work into fixing it up while living there.
Cons:
Honestly the building management was insanely unresponsive. First moved in and the radiator exploded, then I had a mice infestation it took them 2 MONTHS to fully assess after threatening to withhold rent. Then I've had a steady flow of roaches for the remaining 3 years. It's part of living in the city to an extent, but this building is just not great. Whenever something has needed repairs in-unit OR in-building oveer the years, they have always chosen a cheaper & worse option to replace it. Once they tried replacing my bedroom ceiling fan with a bathroom vanity light. Great location, you get what you pay for, but beware!
Advice to owner:
Better door lock so packages don't get stolen, please invest in pest control

Pros:
-Fast hot water and good water pressure.
-Online rent payment and maintenance requests.
-A nice view of an open street, no facing a wall or another unit 10' away.
-Units are given a fresh coat of paint before new tenant move-in.
-Free gas and water.
Cons:
-Roaches: Persistent roach problem throughout the building. They send an exterminator around every month but it doesn't seem to be enough. Some units are built with absolutely no closets.

-Leaks: There seems to be a very high number of leaks in this building - I've had my ceiling spring a leak 2x in less than 2 years. Overall it feels like the place is just patched up until the next problem hits.

-Heat: Floor radiators aren't very warm and the window insulation is terrible. You'll have to plastic insulate your windows if you want to survive - and even then you'll need a space heater.

-Steep rent increases. They get all they can.

**They require a guarantor no matter what your income!
Advice to owner:
Genuine investments are needed to make these units worth the rent charged.

-Window insulation
-We really need a video intercom system. Packages get stolen.

every room is street facing, high ceilings
Cons:
bugs everywhere, super is often unreachable, no overhead lighting in bedroom, layout is strange and the flex walls are subpar, no peep holes, front door is often broken. overall, no longer worth the price

Good Building, Not Perfect

Pros:
Location, Friendly Neighbors overall, Spacious Apartment, Hardwood Floors, Newly Painted, Fairly priced when I began renting, no longer is.
Cons:
Roaches are hard to get rid of and not taken seriously by management. Expected to clean roach infestation upon arrival. Overall has become manageable but not ideal. Apartments are renting for $1000 more than when I moved in less than a year ago.
Advice to owner:
Care about roaches and make decisive decisions about fixing the problem. Don't leave it to renters to solve individually, when there are roaches throughout the building.
