I was scammed on an apartment in this building and later found several other people who were scammed by the same person Aidamarie Luberez. Please if you see a listing from her report it. She is extremely convincing but she is a scammer!!

Hideous, roach-infested, dingy apartments. Dumpsters are right outside the front door and I had rats run over my feet when I was putting my garbage in them. But the worst part of this apartment is the landlady. She is one of the most dishonest, conniving landlords I’ve ever dealt with. She tried to steal my security deposit by trying to come up with excuse after excuse for not returning it, but never claimed there was any damage because there was none and she knew she couldn’t prove it. So she just stopped taking my phone calls or responding to emails for 3 months after I moved out (she even claimed she didn’t have a computer). However, as soon as I got a lawyer, she sent that check REAL QUICK (with no deductions). Disgusting.
Advice to owner:
You are a horrible person. Maybe work on that?

Worst landlord in 13 years of renting

Amazing location in the middle of 5 train lines
Cons:
Cartoonishly evil landlord. The short of it is, if she can find a way to scam you, she will. Whole building had no working gas stoves for 14 straight months (when I moved out - could still be ongoing for all I know). When I suggested we are owed a rent rebate, she laughed in my face. She won’t pay for pest control though the building is roach infested and the poor super can’t handle it all himself. The worst for me was that my first-year lease had two extra clauses in it (bc of Covid): 2 months free + chance to resign same lease for a second year. She lied countless times and said those clauses did not exist when it came time to renew the lease. Eventually threatened me with legal action and I left bc I didn’t want to deal with that. She is still threatening legal action for the 2 months I didn’t pay thanks to the Covid rebate. An absolute crook who is also very old and for all I know, she believes the lies she tells.
Advice to owner:
Hard to imagine she’s going to change at 85 years old.

Pros:
It’s not the worst place in the world for lower Manhattan. Reasonably priced for the space. No neighbor complaints and not loud. My apartment had a solid bathroom and good sized bedroom for a 1 BR apartment.
Cons:
HORRIBLE landlord. She is very very old and handles all management (no MGMT company). Only communicates by phone call. No way to leave a paper trail for communication. Because of this I had multiple instances where she said I never paid rent when I had the confirmations from Bank of America to provide it. Building is filled with bugs when it gets even remotely hot. I had no gas or stove for over 9 months. There was a period during Christmas where I had no hot water or heat in my apartment for over 2 weeks. There was no notice of this and no discount on rent for this.
Advice to owner:
Get a management company!!!!

- I have not have a stove for my whole lease so far (7+ months) - Rude landlord - Occasional roaches - Thin walls
