Great apt for younger tenants

Decently managed building in LES

Pros:
Never had a pest issue in 3 years, super was always responsive and helpful.
Cons:
Sound traveled so much from unit above into lower unit

Good spot in LES, but don’t overpay

- location (in the middle of LES without being too noisy)
- responsive super
- good garbage management (though probably annoying for ground floor)
- good neighbors/tenants

- elevator breaks frequently
- mice in apt/building
- difficult property management company to work with
Advice to owner:
Proof read your paperwork. Have been sent multiple documents with incorrect information. Demanded we pay more security deposit AFTER they sent us a counter-signed lease with a lower number on it. We refused as this was not the terms agreed upon by BOTH parties and offered to discuss this. Never received an update and continued to get falsely invoiced by them.

Super is a bit tempered. Also multiple mice problems but that happens.

Use a portal to pay rent rather than wire deposits

Elevator never works - expect to get stuck in it when it dies work

Cute crown molding in the apartment.
Cons:
Elevator actually never works and hasn’t been inspected in over a year. When it (rarely) works, there is a loud bell sound (similar to construction) and then you get stuck in the elevator and have to wait for fire department. hallways sweltering hot when you have to take the stairs, cockroaches, super doesn’t reply to any requests, lights never work, shitty appliances (dryer broken when we moved in then wash broke and wasn’t fixed for 2 months) dishwasher overflowed, and fridge/freezer doesn’t work.
Advice to owner:
Respond to your tenants requests and have a sense of urgency.
