It’s quiet here and the building is well maintained. Never have problems.

Hallways could be cleaner.

Pros:
Spacious living room (for nyc), light and good pace in one bedroom (bigger one), nice super, very close to lots of food places
Cons:
Bathroom is tiny and floor is disgusting, second bedroom is too small, water pressure not great
Advice to owner:
Renovate the apartments and bathroom

Amazing building super shitty landlord

Pros:
Nelson is truly the best super in the city, because he truly loves and cares for the building and its tenants. You’ll see him cleaning the floors every week, fixing stuff here and there in apartments, taking out and clearing the garbage frequently. I’m on the fifth floor walk up and he helped me carry a big ass mirror and a big ass AC up without me even asking him to do it. He even installed my AC for me. Whenever there is a problem, he’s in front of my door within 5 minutes. I think I’ve stayed here this long because of how attentive and helpful he is. The new building manager has mentioned that he will no longer pay Nelson, but even so, when I had problems in my apartment, he fixed every single one of them. Even offering us spare replacements.
Cons:
The building management could go to hell— some of the laziest people I’ve ever met. Unresponsive, uncaring, and just flat out rude. An agent in particular, Mark Nagel, is probably one of the least helpful people ever. You can tell that he’s just flat out lazy, and he doesn’t care about anything but money. Why would I pay you rent and have you expect me to do your job for you? There is a new property owner now and word on the street is that he’s even worse. He won’t pay Nelson, so he’s basically forcing him out of his home where he’s lived and taken care of for 45 years. Rumor also has it he’s increasing the rent 3 fold, but not doing anything to maintain or improve its good shape.
Advice to owner:
If you want to keep this building in its shape, you have to know that Nelson is behind all of it. It’s clean and comfortable. Keep your leasing agents in check. No one wants to work with or buy from dickheads.

Laziest property management

Pros:
Nelson, the super, is fantastic. He is responsive essentially 24/7, super on top of building cleanliness and trash.
Cons:
The property management quite literally could not be worse. They are impossible to get ahold of. Mark Nagel will call you on private so you can’t call him back. They will not do anything for you. The reply is always that you should handle whatever it is you need.
Advice to owner:
Get a new property management company. You are paying them to do nothing.

Worst management company and greedy owners

Pros:
Super does a good job in helping out and trying to make the place feel like home. Location is good. Noise levels are low and you can't ever hear your neighbors.
Cons:
During COVID, maintenance went to shambles. Roaches, waterbugs and mice in apartment and zero response from management company. You need to take things into your own hands because they don't care if you're living with rodents as long as you pay the rent. When I first moved in, these guys put me up in a dirty, unclean apartment for over a month where someone had died, because the apartment I'd signed for wasn't available yet. I was called ungrateful when I followed up to ask when my contracted apt would be available to move in. I also requested an apartment switch recently due to the bugs and a host of other issues; owners refused and instead rented out the apartment I was requesting for $200 lower than what I was offering (after 3 months of vacancy). Management has no business sense and owners don't appear to care that you are human. If they can get away with overcharging and not renovating/fixing issues, they will.
Advice to owner:
Get a new management company. Your current one is the epitome of NYC horror stories and does a terrible job representing you to your tenants. Your tenants aren't a moneygrab, they are real people who deserve a safe place to live.
