Pros:
Super is very nice but clearly overworked, cool rooftop view, people keep pretty quiet
Cons:
It's always filthy, there seem to be a lot of post-college kids here who leave garbage out in the hall for days, usually food or vomit on the stairs come Sunday morning, garbage area is an absolute mess, front door lock was constantly broken last summer, roof is littered with garbage, roach infestations above us and rats/mice below us
Advice to owner:
Maintain your building and clear infestations in a timely manner, or stop charging insane rent for a crap building with no laundry

Location is the only pro and even that is subpar with what you have to deal with
Cons:
Lack of repairs - the landlord is known to "band-aid" major issues such as mold & leaks (i.e. painting over issues hoping they'll go away) Lack of management responsiveness to repairs Garbage piles up and attracts large rats in the courtyard Overall cleanliness is lacking throughout the building (bugs within lighting fixtures, cockroach's in stairwells)
This year - it was a battle with a neighbor and his drug addict friends (I witnessed multiple drug trades of HEROIN occur).
Honestly, I wouldn't be at all surprised if the building collapsed in the far future due to lack of necessary repairs or if it ends up being condemned for black mold.
Advice to owner:
If you can't take care of your property - don't be in the business.

-Minimal responsiveness from management, if any...good luck trying to reach someone regarding anything -Poor repairs to any major issue -Multiple issues with leaks in apartments and in common areas - some have been major - I wouldn't be surprised if there's black mold within the walls because proper repairs to wet/damp drywall haven't been conducted -Door/lock issues in the front of the building (I've been locked out multiple times) -Mice/cockroach issues -Rent increases year after year even though building maintenance when responsiveness has declined year after year

They keep the hallways and garbage areas decently clean. Think they clean and take out the trash once a week. 95% of the residents are really nice.
Cons:
Responsiveness is hit or miss. We had a mouse once and they were quick to get an exterminator to us, but some general maintenance things they would never respond to. Had to pay rent via check and submit maintenance requests with a text, but recently made an online portal for residents. There were crackheads selling heroin and other drugs and stealing packages living here for quite some time but eventually got evicted (landlord said they had trouble with the law with the eviction and that's why it took so long)

Cons:
Not maintained, lack of responsiveness from management, super does not fix things (breaks again at a later point), not worth the constant increase in price I’ve seen over last 3 years. Anthony from Corcoran told me that management will be putting more effort into maintaining the building (paint, cleanings, etc.) but I’ve seen nothing in one year. I can’t wait to move out.

I've never had a more traumatizing experience in a New York apartment. Management is completely unreachable - even when your bathroom ceiling has caved in from a leak, or when there squatters living next door who steal your packages and shoot up heroin in the stairwell. We were in constant contact with the police living here. Simply put they couldn't give less of a shit about this building DO NOT LIVE HERE

I don't know how you sleep at night is all I'm gonna say

Pros:
Central location for NYU students/people wanting east village life. Great block and near fun bars and restaurants.
Cons:
Terrible management - incredible unresponsive and unhelpful. No hot water for over 30 days at one point. Minimal communication and no respect for tenants or renters.
Advice to owner:
Reconsider your whole approach and how to better support the people who live in your building.

Cons:
Dirtiest building you will ever see, do not get fooled by it appearing kind of clean when you come for your tour, they will do that to deceive you. There are heroine needles appearing around the stairs, everyone is extremely loud and dirty in the building too. We had a tenant who would bring friends to steal packages and do heavy drugs. Took TOO LONG to get him evicted. Management does not care. Multiple times roofs drip water and it’s not uncommon to randomly see a hole in your roof and it takes ages to get the super to even care to fix it.
Advice to owner:
Get your act together. Your building is CRUMBLING DOWN. For the rent you charge, there are EXCELLENT buildings with doormans around the area so stop being a joke.

Dirty and poor building management - dont live here

Location, good wine bar and restaurant below.
Cons:
Lots of packages were stolen, dirty common space, horrible building management, super loud pipes in the winter. Very loud neighbors too.
Advice to owner:
More frequency cleaning of the building, security cameras, and when changing the building locks, please give us notice and a correct amount of keys per apartment.

- Apartment layout is generally nice - Generally fast to replace broken appliances and fix immediate issues - Never too cold - Water pressure generally good - Relatively quiet block, so rarely is too loud at night - Nice wine bar outside
Cons:
- Big issues with communication. Super is sometimes not responsive and only uses iMessage so can't be contacted by people with android. Building information is never communicated ahead of time, like when locks are changed or maintenance is coming. - Until recently, every package was stolen essentially within the hour. But I believe the people who did that no longer live here. - Pipes bang loudly during the winter - Have had some issues with front door (people leave second door open, gets stuck or doesn't close all the way) and mailbox - Heat can be uneven based on where radiator is
Advice to owner:
- Communicate important information via an email list or sending out texts instead of waiting for tenants to ask - Have the super be more responsive and give a phone number for texting - Reduce pipe noise - Have a better system in place to prevent package stealing

Don’t waste your money here

Management is unreachable.
You’ll be cold all winter if your lucky you might have hot water.
My rent check has gone missing 5 separate times. I needed to pay to stop check and send a new one every time.
Roof leaks, needs repair. Owner has been informed and no action has been taken.
Advice to owner:
Your doing a bad job keeping you apartments occupied with tenants.

Cons:
Some rooms got horrible light, we didnt have cooking gas for 8 months straight and the landlord wouldnt get on the phone with us or fix it. Heat didnt work well at all and the heat made the loudest noises in the pipes it sounded like someone doing construction 24/7

Go to jail

very nice neighbors. good location.
Cons:
owner doesn’t respond quickly if he responds at all. Have to spam them to get results. Rude receptionists at his management company. If they pick up they say you never called and basically scream at you if you ask them to fix issues. Mold. Issues with water, having brown water. Pests. Garbage in stairwell. Super is unhelpful. Rude management.
Advice to owner:
Being more responsive to tenant issues. Maintaining building Super actually fixing issues
