An okay walkup

Pros:
I lived on the 5th floor, hence didn't often have noise from foot traffic. Space was decent and kitchen layout enabled legit cooking.
Cons:
Did not like trash management, which was almost always overflowing into the lobby area and often smelled. Did not like how unclean the staircases were from pet hair all the time. Did not like how unresponsive management was, or how terrible the water pressure was.

Pros:
They take impeccable care of this building. I have lived here an entire year and have not ONCE seen a bug in my apartment of any kind. The trash is usually maintained well. And the lobby is pretty with a cleaning service coming by weekly.
Cons:
My only true con for this building is that the street is so loud. Ludlow is the party scene of the LES and it’s awesome but just keep in mind ITS LOUD
Advice to owner:
Really no advice other than keep up the great work. The place is lovely.

Pros:
My apartment is beautiful, albeit tiny, and the location is killer. I love my Ludlow neighbors...Ringo hair salon, Caffe Vita, and 425.
Cons:
They have cameras, and yet refuse to review footage when packages are stolen. The only time I've heard of them reviewing camera footage was to tell my neighbor that they weren't allowed to shake their rug outside their door. Not for the multiple thefts within the building...but to regulate our carpet cleaning. They replaced the perfectly good old floors and stairs with slick black stone that becomes a deathtrap with rain or snow, and painted over beautiful old wood window frames. Ah yes, the old New york landlord trick of painting the walls, calling it "significant improvement", and raising the rent. They are always raising the rent needlessly, and if you try to negotiate, Sani's pitbull secretary Charlet will send you demeaning, rude emails. The Sani Group uses email relays and a shell corporation so you don't ever have direct contact information for anyone, and I'm still unable to contact a superintendent. You just leave a message on some "24-hour hotline" and hope it gets to someone, or, you can use their online portal to request maintenance, and someone may or may not fix your problem at some point. It's just a hostile situation all around. The inherent problems of the building -- spotty hot water, no elevator, etc. -- were livable under the old landlord who was hands off with a responsive Super and family management company that really cared about the building. Now trash piles up in the trash room and our manager openly despises the residents, but hey, there's black marble in the entranceway now! Also, do not trust the prices on Streeteasy. They are 100% fabricated so that the units look more expensive than they are. $3,000? Don't believe any of the prices posted since the building changed hands in the past year.
Advice to owner:
Give residents contact information -- an actual name, phone number and email -- instead of forcing us to use the platform or dig up an email relay address that may or may not work. Change the trash room more often. Fix the water. Stop being rude to loyal tenants -- Charlet, everyone in the building complains about your incredibly nasty style of communication. I don't understand why you speak with such vitriol and it would behoove you to treat us with basic human respect.

Location, location, location
Cons:
The landlord is a rude piece of work, who doesn’t care about anyone in the building. Charlet is the rudest landlord I’ve ever dealt with, look up Charlet Sanieoff on Google if you like. It’ll give you a fair understanding of the kind of person you’d be dealing with. There’s no super, no hot water and stolen packages. DO NOT MOVE HERE! ITS NOT WORTH THE MONEY!

I’ve given them more than enough advice. Nothing will change.

Sani Group are THE WORST

Pros:
Nice interior. Nice lobby area.
Cons:
Terrible landlord, stolen packages, lack of hot water, no super and mice. The landlord is super aggressive, which public knowledge, since there is a news article written about the wife sending death threats to the husband’s mistress. Avoid at all costs!!!! Do not lease here!!!!

Be nicer to your tenants.
