Summarized from anonymous rental reviews on openigloo.
Reviews for 188 2 Avenue highlight its prime Manhattan location and spacious units with good natural light as major benefits. Residents praise the helpful super and friendly neighbors. However, there are recurring issues with pest control, cleanliness, and maintenance delays. Garbage management is inconsistent, and some tenants report security concerns like package theft due to weak front door locks. Noise levels vary by unit location, with some experiencing quiet settings while others note disturbances. Owner responsiveness is often rated slow, and several advise renovating older apartments and improving building upkeep for an enhanced living experience.

just don't expect much
Former Tenant
Pros:
location was great (plus the view from street facing windows and the roof)
Cons:
Always dirty, rodents in lower apartments, mail CONSTANTLY gets stolen, landlord wouldn't fix things that were broken even when we first moved in without some complaints. Management & maintenance had some good people but in general the building should have been kept up WAY better considering the price of units.
Advice to owner:
get better locks for the two main front doors, so that its not super easy to break into the building with a credit card and steal packages

Nice location, old building
Former Tenant
Pros:
The location is fantastic on 2nd Avenue and 12th St. There is basically no noise as it's an air-shaft apartment.
Cons:
Air shaft means no natural light whatsoever. Garbage is thrown into a bin at the bottom of the airshaft which is kinda gross. It is taken out weekly but still weird.
