Pros:
Clean, super quiet for being in the middle of Nolita. Lovely super. Close to so many great shops and restaurants, and train.
Cons:
Unit was tiny, and very little natural light. Perfect if you don't need much space but want to be in the center of things. Not a good place for homebodies.

Decent building, reliable landlord, watch out for your security deposit

Larry is very responsive, regularly exterminated and helps with repairs
Cons:
Building is very old and a bit dingy. Some things are not in the best shape and many things were not fixed and were never fixed while we were in the apartment (broken mirror, scratches floors/walls). Though Larry was in general quite responsive, beware of moving out since he will most definitely try to take money out of your deposit. He acted like he was doing us a huge favor by not taking money out of our deposit for painting the walls, even though we offered to do it for him and he said we shouldn't. He then told us a bunch of horror stories of tenants messing up the building and getting charged a bunch of money, and then took out money for a tiny ding in the countertop that was most likely there before we moved in. Just make sure to take pictures of literally everything when moving in (even stuff you wouldn't normally notice) or he will definitely just take your money. Apartments in the building are also super tiny and almost unlivable. No closets in the units and out "living room" was really just a hallway.

Good & responsive landlord, hallways are always clean.
Cons:
Landlord finds ways to take out money from your security deposit, and expects you to accommodate and move out early even though you paid in full for the last month. Greedy rent hikes.
Advice to owner:
Stop complaining to your renters about how much work being a landlord is

Pros:
The landlord lives in the building and is very friendly and responsive. You can tell he really takes pride in his work. Great price for the area. No pests. Never had any issues getting problems fixed.
Cons:
Very small spaces, but that is to be expected given the popular neighborhood and good price. There’s not an intercom/buzzer and it’s a walk-up building. Most rooms lack sunlight.
Advice to owner:
You do a great job! Installing a buzzer/intercom would make a huge difference.
