Location is the only thing I can think of. Ramiro the superintendent is very nice.
Cons:
No gas, landlord is unwilling to help in general, management lady Jaime you have to hunt down before getting a response and she is one of the rudest people I’ve ever met, no hot water, infested with roaches and mice. The building had no gas for 7 months and Jaime would ignore emails and if you asked for any type of compensation she would politely tell you to screw off. Neighbors are atrocious. The staircase is falling apart. Anything that’s wrong with the building she will blame on you. List goes on. Jaime is likely going to harass you. Shame on Tom Salzano at Compass for allowing anyone to move into this building and raving about how great it is. Everyone moved out of this building, mostly because of management, except for the tenants downstairs who have a rent
stabilized unit.
Advice to owner:
Be nicer to your tenants and willing to help. My advice to Rosar property owner would be to replace Jaime with someone else who can keep their tenants around.

This building and management is the worst it gets. This building has had no gas and the landlord doesn’t reduce rent and refuses to take any responsibility. The landlord is a monster! She barely replies to emails unless you send her follow up after follow up, and is never willing to work with you. The heat rarely works either. Not to mention the building is infested with rats and roaches, especially the units on the first floor. She’ll also send you condescending emails and harass you. Tenants move out quickly here. It’s an inhabitable building. Units are completely overpriced too. I wouldn’t recommend living here if it were the last apartment in the city.
Advice to owner:
Treat your tenants like customers and be willing to work with them. Also take responsibility for all of the issues in this building instead of causing drama with every single one of your tenants.
