Nightmare on 307 West 29th Street

Pros:
The heater works great in the winter, and the a/c is also pretty good, the electricity bill is unusually low for being NYC. I like that it’s a 25 minute walk to the Chelsea market. Nice attractions nearby like the Hudson Yards.
Cons:
The management neglect has been real for the past 10 months my partner and I have been living there. For several months the water in the tub and sink wasn’t draining and it took months for them to fix. Then we’ve discovered a leak that was soaking up our storage items in the closet, ruining bags of clothes. We didn’t know about the leak for months because our clothes was absorbing the water. Now the leak has deteriorated pieces of the closet ceiling that has ruined more our personal belongings. Management eventually carved out a hole on the ceiling to detect where the leak is coming from a couple months ago, however this has allowed a bunch of gigantic nasty water bugs/jumbo cockroaches to enter the unit. I’ve asked for an exterminator and nothing. We’re unable to use the only closet space, and the hallway floor is constantly wet from the drip, also ruining the wooden floor. We called 311 and the NY housing department told us we have MOLD upon seeing the situation. This has caused my partner and I respiratory issues since we’re both asthmatic. We’ve now detected more stains on different parts of the ceiling. When we first noticed the leak, I asked if we can switch to a different vacant unit that was on StreetEasy, and they were a—holes saying NO. I’ve paid about $3200 monthly for this slum unit advertised like some amazing quaint Chelsea studio loft, false advertisement! The area is midtown and unfortunately there are an insane amount of homeless people down the street doing drugs and crapping outside. To be fair, the management recently fired the old bldg manager and we now have a new once since like two weeks. Maybe things will be different, who knows but personally, we can’t wait to get out ASAP because living here has been a living nightmare. Oh, and there’s no laundry in the bldg. Closest one is an Avenue and a few blocks away.
Advice to owner:
Many nasty cockroaches, please hire an exterminator. Take necessary repares more seriously. Stop overcharging!

Starter apartment in Manhattan

Pros:
Foyer and stairway kept very clean, pest control visits scheduled monthly
Cons:
No response for issues with the apartment from the maintenance team or landlord. Had a leak in the kitchen sink for 2+ months, texts and calls went unanswered.
Advice to owner:
Respect the tenants

Nice building, impossible management. DO NOT RENT WITH THIS MANAGEMENT COMPANY

Pros:
Apartments are fine/liable, but overpriced. Look elsewhere. This management company owns many apartments on 29th street, that are not desirable places to live.
Cons:
Management puts absolutely minimal effort into maintenance. They did not even attempt to spackle holes in walls from hanging frames in between tenants. They simply painted over the holes, leaving visible indents everywhere. The through the wall AC unit hole that they said they would patch was not resolved for weeks, despite multiple complaints. This meant that there was a 2foot by 1.5foot hole directly to the outside into the apartment. It was impossible to get ahold of anyone to resolve. These are fine apartments, but if anything goes wrong, expect it to be difficult to get resolution.

Small, old units with roaches and mice!

Pros:
Location is fine with respect to transportation and being close enough to everything. Unit itself is OK. For a studio, you have more space than the norm since there are lofts.
Cons:
Roaches all the time. They have a pest control guy come at least 1x a month but still, not fun to see dead roaches. Neighbor had mouse problem as well. Tenant profile isn't great. Loud neighbors, smoking, etc. It was a bit gross whenever garbage was out in the bins. A ton of roaches/mice everywhere. Floors are warped and uneven.
Advice to owner:
Tough. They renovated the bathroom and kitchens. But it's just an old NYC building, with roaches/mice. Kind of the norm. Not sure what they can do about that. There was some package theft. Some unruly neighbors. But again, it's a walk-up, old building, no elevator.

It’s super close to a lot of subways. You have markets near by.
Cons:
If you ever need anything, management will never respond to you.

Pick up the phone or respond to emails and actually do the job

Negligent Management

Great location, rent was reasonable, apartments were nice enough
Cons:
The management company is negligent. Packages were routinely stolen by local thieves. There were also a ton of roaches infesting the building and rats in front of the building near the trash. The management company does not respond to emails.
Advice to owner:
Respond to your emails!

Pros:
New tech but mostly bad . No sliders below checked
Cons:
Battery powered smoke detector in hallway. No super. Mailboxes left open, mail and packages out. Nothing picked up. Mail box was broken and mail stolen even with others stuff open. No answer from management or delayed. Haven’t received everything I was told I would

Step it up
