Fine, overpriced. Room to improve and Not great for company

Pros:
High ceilings, decently sized windows and the rooms are not a bad size. The super is responsive and nice
Cons:
The floor plans are pretty inefficient and there are pest problems. The building is decently overpriced for its value and ownership can be a bit slow to respond. Mold seems to grow everywhere water is so be proactive about cleaning. Once a worker at the building saw someone digging through packages and taking some and when one of the packages taken was ours, the landlord still put the onus on us to go to the police to we could get the report.
Advice to owner:
Be more proactive on pest control. Don't just paint over everything when you put a new tenant in, streamline rent payment checks and note there's room to improve how you interact with tenants

The building is convenient but management is poor

The super is great and super helpful
Cons:
Management is really rude and unhelpful when packages have been stolen, washer and dryer break, rent is raised significantly every year

The super is great and the rooms are large.
Cons:
The heat doesn’t work well so it’s freezing during the winter. The management company also raised rent by 20% and wouldn’t negotiate.
Advice to owner:
Be more flexible on rent and fix the heat

Pros:
Nice location and good neighborhood and the super is great
Cons:
Where do I start: - Elevator always broken and it’s scary small. If it breaks you can’t get to the basement or laundry room - Roaches - Mice and other pests in basement - City regulated heat and heat sensors that don’t work guarantee a bitter cold winter (meaning either no heat or doesn’t go above 65) - Lower units don’t get any sun - Packages get stolen - Washers and dryers stink and are always filled with dog hair - the basement is creepy and dirty and I never feel like my laundry is clean after being exposed to the dirty air down there - Absurdly expensive rent increases - Units state they are upgraded but they’re old, painted over, appliances are NOT new, counter top was bubbling up - trash area is gross and there’s a fly infestation in the summer - Management sucks and doesn’t listen to tenant issues

Good but overpriced

Pros:
Great location. Great amount of space in the units. Super is helpful and responsive to repairs. Management will gaslight you about your repairs. Free monthly extermination for roaches and mice if you sign up in the lobby.
Cons:
Unit hasn’t been updated or renovated in years but they are charging the same rent as the renovated units. 25% increase in rent every year. Other properties in their portfolio are nicer and bring in more money but tenants in other in unrenovated buildings are stuck paying for their finances. They “lost” our rent checks on 2 occasions and demanded we send more - when I sent them proof they had cashed them from my bank, my rent balance mysteriously was back down to zero and they never replied. This happened to two other units in the building as well. You cannot send digital payments. If you send a check before the rent is due, they will cash it either 10 days before the 1st or 2 days after. If your check bounces you get charged a fee, even if they cash it too soon on their end. Our hot water was 170+ degrees in the shower for 15 months and they refused to fix or believe us. When I said that getting burned would impact my job and income and therefore their rent, the plumber came by the next day and fixed it. You can’t control the heating in the unit. Heating stays on in the winter even on 50+ warmer days. There is no air conditioning, and the walls are concrete and insulating, so summer months are also very hot. The living room, kitchen, bathroom, hallway, and one bedroom gets zero natural sunlight. They have windows but they are all blocked by brick walls. The appliances are from 1980 and are not updated. The most expensive units are on the 7th floor, but the elevator breaks down about every other month, causing them to have to walk 14 flights of stairs. Laundry in the basement is only accessible by elevator. Laundry costs $2.25 a wash and $2.50 a dry per machine. Lots of roaches and rats in the trash room and laundry area. Basement where the laundry is located has homeless people squatting and once had an underground brothel running in the “supply room” next door. We were being asked to pay $5,000/mo for an unrenovated and unrepaired unit simply because some rich, young family was willing to pay that much for the renovated unit above us. You have to buy your own overhead lightbulbs for the unit?
Advice to owner:
Be realistic with your rent offers. Believe your tenants before they threaten a lawsuit.

Great apartment, clean, great layout, awesome neighborhood

Pros:
After 2 years of living here, I only saw 2 roaches inside the apartment. Management was helpful in bringing in exterminators. The apartment and area is great. Loved living here!
Cons:
There sometimes are mice in the basement but never in the apartment. Packages are constantly stolen.

The lobby is really well maintained and the unit was extremely clean when we moved in

The trash would overflow at times in the basement and the heat was very hot.

Cockroach Problem

Location, has an elevator, new laundry machines in basement.
Cons:
Horrible cockroach problem, been over four months, they keep treating it but don’t know how to fix it.
Advice to owner:
Get a new exterminator. Get a new property manager - he has been incredibly rude.

Horrendous experience stay away

Good location, access to subway and easy to walk around
Cons:
Had two gas leaks, three experiences with cockroaches, finish is very bad around the property.
Advice to owner:
Clean up more, take care of tenants and don’t ignore gas...
