The building is in a great location and the super is very nice/ helpful
Cons:
The management is awful - don’t want to do anything to improve the building. They raise the rent so much that people who have lived in the building for years are forced out

Looks nice but loud, your rent will be raised and had mice. no closets or lights

some rooms have no closet, no light fixtures. your rent is low now but it will increase $1000 when you renew. there was a massive mice infestation and my bathroom and closet have been flooded with poop water in the past. very loud next to 3rd ave

Apt 4G - decent experience for 1 yr @ $2150. Not worth $2750 in rent, new price.

Pros:
Location. My studio is a good size. The super, Tim, is an awesome guy and very helpful.
Cons:
Floor is very crooked and led to poor sleeping experience until I stabilized my bed with furniture leg cushions. No control over heat and rooms get very hot, constantly running AC all winter to counteract the heat. Leads to expensive electric and utility bills. Landlord raised the rent over 30% YoY so be careful committing. You may have to move in a year. About 5% of the time, there is no hot water in the morning. Poor circulation in the apartment. No ventilation over the stove. VERY noisy at night living near hospitals. The windows do not have any soundproofing whatsoever. Can hear conversations being had on the sidewalk from my studio apartment.
Advice to owner:
Make yourself available to communicate with tenants directly

The super is awesome and extremely friendly. The elevator and laundry are nice features and the apartments are big.
Cons:
I’ve had multiple packages stolen and the elevator gets stuck sometimes. Additionally, the landlord is extremely greedy. Raised our rent 70% after a year.

Be less greedy

Pros:
Tim, the apt super was so attentive and got things handled ASAP. The elevators, lobby, stairs and laundry room were all clean and well maintained.
Cons:
They would turn off the water quite often and there were a few times when they did not notify us of it.
Advice to owner:
Rent became too expensive and there was no room for negotiation even as a tenant who always paid on time and never had any complaints

This building is a lemon… lots of hidden issues you will soon learn upon move in

Pros:
Decent location to live
Cons:
- Apartments are old & not well maintained - Don’t expect warm and cozy in the winter. The heat is literally kept at the legal limit of 68 degrees inside during the day and no heat throughout the night - Security cameras don’t work. Packages are stolen on the daily. Mgmt is aware and turns a blind eye - Brokers fee charged in apartments. Not worth the cost because you will leave after a year. Very high turn over rate in the building - Pray for quiet neighbors because you will hear them like they live in your apartment - Mgmt is non responsive or will make you feel like you are the only person complaining when really the whole building is complaining - Rent will go up the full 5% every year - This building is a lemon. Looks ok on first look but there are more issues than worth living here.
Advice to owner:
Your tenants are people. Treat them with the same respect you would want. Fix your cameras and address the number of problems including high theft in the building.

Pros:
The super Tim is the nicest man on earth, will literally respond in minutes to anything you need. He tries hard to keep the building clean and fix things as they break but it’s an old building and needs some work. Elevator is a big plus since it’s not legally required in a building this size.
Cons:
Facing 3rd ave is super noisy, also there’s tons of new construction around the neighborhood so non stop drilling some days. Packages get stolen frequently because neighbors will let anyone in.There’s occasional cockroaches (2-3 a month) in the building especially now that they’re renovating a lot of the units. The building also has a ton of electrical and water problems. We’ve lost water (100% no water flow) multiple times this year, and hot water almost weekly. Landlord is terrible and super sleazy. During COVID they told us to find a sublease if we were experiencing financial problems.
Advice to owner:
Do some renovations and hire an actual exterminator
