Spacious apartments, kind doormen who take the time to learn your name and efficiently get packages to you

Expensive, management jacks rent by $1000+ each year, laundry room is gross - washers always broken leaving clothes SOAKING wet, service elevator constantly out of service to get to laundry room, main elevators are tiny, constantly broken, pack 10+ people in at a time like sardines, drug addicts live in the courtyard and outside the building, bad location far away from subway lines, mandatory gym fee for a nasty cement block gym in the basement, DONT waste your money this building is a frat house and it truly is the worst.
Advice to owner:
Make improvements to amenities, fix washers, probably make the elevator situation less horrendous for residents

Big apartment, easy to flex and still have significant space
Cons:
We got in a huge disagreement during move out during covid and they tried to charge me an obscene amount after a mistake by their leasing office.

I lived here right out of college and it was perfect for that time in my life. The building is full of people in their early 20s. Great doormen. Close to Trader Joe’s, target, fairway, and the AMC movie theater, and it’s above a Duane Reade
Cons:
It was loud and you can feel like you age out of it quickly.

Doormen are great, never had problem with trash or heat, friendly maintenance, nice view from high floors, good location with quick walk to 6 train as well as Trader Joe's and good restaurants
Cons:
Frequent running water outages, frequent loud construction noise as neighboring apartments were renovated, long elevator lines, VERY hot before you are able to turn on AC at beginning of June, gym was basically unusable all summer as the AC has been out even though you have to pay the amenity fee, many college students which means loud late night parties that persisted after direct confrontation and reports to management, laundry machines frequently out of service. Overall, manageable inconveniences but not for premium prices
Advice to owner:
Make sure you treat your doormen well- they are the most redeeming quality of the building

The doorpeople were amazing. Always pleasant, and the best part of my day was interacting with any of them.
Cons:
The management company acts like this is the most pristine and luxurious building in Manhattan, which is laughable.
Advice to owner:
Be a human. You are linked to so many different buildings across the country, which means I and many others will never consider any of them again. I cancelled two showings this summer when I realized they were EQR properties.

doorman service was good - always felt safe, package receiving always secure, maintenance response was fast
Cons:
building going under a lot of renovations, drilling noises are loud and annoying, sometimes they shut the water off for a whole day which was not great, neighbors are young professionals that threw a lot of noisy parties with blasting music, surrounding area a little sketchy with the wrong kind of people

The management company is horrendous at responding, whether phone call or email they don’t care to respond to anything. Rent increases are in the 10-15% range. Young tenants and always loud on the weekends. Elevators are always broken and there are many homeless people living next to the building.

Be better at running the properly

- Proximity to Trader Joe’s and bars - Doormen are great, especially Terrance - If you take pictures of your apartment when moving in and out, and request a check out walk through with maintenance (do this on video), you can get your security deposit back (albeit potentially having to threaten legal action). If you do not do this, I wouldn’t count on getting it back even if your apartment is in better shape then before you rented it
Cons:
Management doesn’t respond to issues for weeks at a time and consistently lied to us through email and on the phone when they did respond (this was a common theme and issue with Safia, who I believe is the head building manager). Had to email CEO and COO of equity residential to get a response for a bug issue after no help for over a month and many emails and calls. 4th floor apartment has massive parties 3-4 nights a week from 11pm-4am with loud music, screaming, smell of weed and other drugs and even 15-20 people during covid. Property owner didn’t do anything even after multiple complaints and advised calling the police when there were parties instead of the doormen.... I will never again and will never allow anyone I know to move into an equity residential apartment
Advice to owner:
Get your shit together. Kick out tenants that make other tenants’ life a living hell. Respond to tenants maintenance requests and update the units so there aren’t so many. We had broken dishwashers, refrigerator (twice and all the food spoiled), toilet plumbing, bugs and cockroaches.

Young 20s Apartment Complex

Nice appliances and basement laundry & gym - not nearly as gross/spooky as a lot of other nyc basements. Decent place to live if you are young/recently out of school, lot of kids in their 20s. Management was pretty good, easy to get in touch with and usually had someone onsite in the building’s office throughout the day.
Cons:
Had one very rodent incident, management sent someone to help a few hrs later - which is pretty good for a no fee rental bldg. Pretty loud block and apartment - there are a lot of young people partying in the building and busy bars on the corner plus hospital a few block away so sirens are frequent. Doormen are pretty unhelpful.

They raised my rent by 200 dollars and when I said I was going to move out they dropped it to 50. Not sure why they had to up it that much. Elevators always broken DIDNT RECIVE FULL DEPOSIT BACK blamed me for the other tenant moving out and charged me for “throwing out” the items. MOLD UNDER THE BATHROOM MIRROR Constant shower drain clogging AWFUL FISH SMELL AT RANDOM. Had to get an air filter on my own. No pest control but I also didn’t have any issues with pests

Cons:
Where to start. We have submitted no less than 50 maintenance requests since moving in here. This place is a dump and the management simply don't care. We have had cockroaches, security concerns, and a flooding of our bathroom and bedroom hallways and they simply do not care. Do not give them any of your money.
Advice to owner:
Care about your tenants. Update your apartments so things stop breaking, stop charging so much and then not making it worth it.

Good location and building for people right out of college/starting jobs. Doormen couldn’t be nicer.
Cons:
Management is HORRIBLE. Takes them a minimum of 5 business days to get back to you on any issue, even if you have a sink that is not working. They increase the rent over 7% each year even if you’re a gold-star tenant whose never been late on a payment. When we moved out they took more than half of our security deposit ($1000) to repaint the entire apartment and give it a deep clean which were not responsible for. There is also always a line for the elevator because one is always broken.
Advice to owner:
Hire new people who actually know how to run a management office and that will work with a sense of urgency.

The doormen (especially Terrence) are some of the sweetest people you will meet. The maintenance team is great as well. Laundry room & service in the lobby Views/light Ability to flex your apartment Proximity to Trader Joe’s & Target
Cons:
*Everything else- management is AWFUL. Non-responsive. *Lease increases by 10-15% a year (pre-Covid and currently) *Everything is broken- the apartments aren’t updated they’re jerryrigged so there’s always a a leak, a break, a malfunction *Noise is off the charts- neighbors treat this like a frat house and even tho it’s no smoking pot fills the hallways on weekends *homeless community lives in the Duane reade archway under the building and if you look at an apartment overlooking the courtyard be prepared for noise all day

Update your units, take care of current residents, make lease raises manageable and enforce noise/smoking rules so the property doesn’t become a party house which kicks out all respectable tenants
