There’s obvious discrimination against people that are low income vs those paying market price. They take forever to repair anything and when they do repair something, it’s a bad job.

NON RESPONSIVE MANAGEMENT & Maintenance - RUN AWAY!

You get lured in by the view in Building E and on the surface, everything in apartment looks newish and the studio has a large full size kitchen.
Cons:
Upon moving in, the tub was clogged and dirty and not draining. Sent a maintenance rep who said it just needed "cleaning". Um no. It was clogged. We had to fix it ourselves by pouring Drano down the pipes every week or so. Still not great. Within days the ceiling above the tub started bubbling and leaking and then when it got truly soggy, it just started to collapse into the tub. Maintenance is a joke - they make you wait at your apartment for hours (while missing work) and then do minimal work to repair anything. Long story short, this leak never got fixed. Oh yes, it was patched and we were told it was fixed .... but lo and behold it would drip from the same spot again. Even the whole wall where the sink and toilet were had active bubbling and needed to be completely replastered. Would you want to pay $2395 per month for a studio and have these issues for the whole year???? When asked for one months compensation to move out early - the maintenance guy (who I guess has final say???) said that because the leak occurred from "different" apartments above theirs, we were not entitled to compensation. Such a rude response when my daughter has been documenting this issue since HER FIRST DAY OF RENTAL and it has been the exact same spot in the ceiling the entire time. I am tempted to bring this to a lawsuit - but the least I can do is warn others!!! Others have warned you will NOT GET A RESPONSE from any of their emails unless you pester them for days and then it is a brush off at. best. Do NOT RENT HERE!!! I wish I could post photos - you would be appalled! The least they could have done is compensate one months rent to give them time to fix the issue but no - greedy American companies win over the little guy once again.
Advice to owner:
Start treating your tenants with respect and if you aren't gonna fix things, at least reduce the crazy high prices you are charging for a subpar experience.

Good neighbors, and residents in the building are friendly. The units are large and have nice updated windows

PESTS EVERYWHERE - Rats, Roaches, Ants, MOLD, you name it. You'll have to fight waterbugs and rats to leave your apartment. In the summer, the building STINKS. Management and maintenance doesn't respond and will lie to you when they say your issue has been resolved when it's not. Security is rude, and the mail room will take you 1-2 hours waiting in line before you can get your packages. It's also a dog friendly building which is great if you have dogs but means that those without dogs will have to walk around poo/pee in the lobby on a regular basis.

Apartment itself was nice and recently renovated. Nice families that live here and never have an issue waiting for laundry.
Cons:
Package room is a mess. Disorganized and can take upwards of an hour just to wait in line and receive your package. Also tends to have cockroaches roaming around the halls.

Bureaucracy in management and maintenance; size of the building makes things like security and package room difficult. Because it's a building with residents of a wide range of incomes, "gentrifiers" are likely looking for amenities that would improve experience that the building can't offer (a more effectively staffed package room, more security, fewer barriers for maintenance). From what I've heard, your experience in the building varies dramatically depending on whether you're in a new, remodeled unit vs. a long-standing tenant (who report even less responsiveness to requests for fixes)
Advice to owner:
Ask new tenants to pay an additional maintenance fee to cover improved services, like increased security and more package room staff. Offer window screens to all tenants.

Pest was a huge problem and was hard to get someone to take care of it. Also to get ahold of someone to get anything fixed was always a problem and when it came time to end our lease the management was very rude and constantly losing my information.

Big apartment. Supermarket, trains and bars are nearby.

No heat. No good pest control. I had beg bugs twice in 4 years without any assistance from management. Apartment has been taken over by rats and roaches. Water pressure is low at times and runs brown at times. Tub continues to be backed up. Elevators are not dependable- had to climb 18 flights this summer multiple times. Management is the worst- unresponsive to phone calls or visits. Package room always has a long wait. A lot of smoking in the staircase. Security has limited authority to assist tenants with any problems. They don’t allow food deliveries to come through front of building which results in food deliveries being cancelled. High rental increases after lease expirations. They are very quick to sue tenants. Mixed income building comes with mixed income problems…
Advice to owner:
Do better. Be more responsive to tenants. Address pest and water issues. Fix the elevators. Market rate tenants are moving out of the building in swarms. These 1 bedroom apartments are not worth $2500.

Brown water comes out of the bathtub faucet when you turn it on, tons of cockroaches, not much heat from the gas heat, it’s so cold in the winter. Extremely noisy neighbors, many have their doors open, the walls are thin. Poor management , I complained about noisy neighbors multiple times and they completely disregarded me for months. The air circulation in the apt is poor…condensation is poor…there is a film of dust every day on the floor from dust coming through the AC vents. The building is next to a train. The management asks the tenants to keep water in their bathtub for water atleast once every few months. They will turn the water off for some reason. The staff is another big problem. They are extremely rude…have poor English, and refuse to actually tend to tenants needs. Instead they respond with attitude and lazily fulfill requests with no care or effort. They will usually make an excuse and tell you they can not help you. They also treat tenants so rudely. Lastly it is impossible to speak with management. They will provide you with an email and number on your welcome day packet….no one will pick up the phone, and it goes to an automated voice message that tells you they will respond back asap. I’ve called atleast maybe 40 times and left at least 40 messages….I’ve never received a call back regarding any of those messages. Please beware if interested in this building, they are charging luxury prices for unacceptable conditions. I have many friends going through legal issues and mental health issues after living here…..BEWARE!
Advice to owner:
Respond to tenants needs immediately. We are paying thousands of dollars to afford the rising cost of living here. I didn’t mind the higher price because of the beautiful living condition that was falsely advertised. I would like acceptable living conditions so that we can have a healthy and forward thinking lifestyle in order to make these big bucks. Thank you.

Close to the 1 train, spacious apartments, laundry in building, great water pressure and temperature, they keep the hallways clean, there's a package room so no stolen packages

It's very expensive for the area, maintenance can sometimes take a long time to respond, sometimes the laundry room closes with no notice, they don't turn the heat on until it's veryyyy cold.

This building is trash. Beyond over priced. Roach problems. No control over the heat so AC has to run year round. Neighbors who are loud, disgusting pigs, throwing their trash out their windows onto the walkway that everyone enters/exits from. I’ve seen dirty diapers, and almost got hit by a take out container. I feel horrible for the maintenance people who have to deal with this bullshit.

They don’t care. Why would they even listen to this when they don’t listen to us when we’re paying rent here? It’s laughable.

Worst decision ever made was to sign a lease here

Location and access to M4, M5, M11 buses and the 1 train. Easy to get to the city and close to Columbia.
Cons:
Everything inside the building. We are surrounded by a crack den, a woman who fights on the phone in the hall ways, and a couple who plays music until 3am. The management has not done anything. Once a month we call security to kick out a drunk man knocking on the floor looking for a guy who slept with his wife and asking for hammer. We've also had rats & cockroaches invade our floor and consistently have neighbors above us throw bags of rice and trash out their window so we get a view of their food from the night before. Oh, and trash chute are on every floor but the neighbors leave it just outside of it so our hallways smell like trash.

The location of the place is convenient, about 10-15 min from Columbia University. There is a nice diner right across the building and convenience stores nearby. But the place itself is awful, I wouldn’t recommend it to my worst enemy.
Cons:
I’m going to apologize for making this long but im writing this to save someone else the heartache of moving to this place. We all know it’s hard to find a decent living situation in NYC and it’s a shame buildings/ management such as 3333 Broadway know that and take advantage of tenants. So when I first moved, I was robbed of everything I owned and a man almost broke into my apartment within 2 days of me moving in. The police were almost certain the thieves live in the building and they also suspected security might be working with the thieves. Every single one of my neighbors I’ve spoken with also told me they had packages stolen from them. Management is honestly the worst, they hang up on you when you call or they won’t answer at all- if you go to their office they won’t open the door and will lock it. They’re not responsive or helpful in any way- I had to make a report to 311 for maintenance to come fix my leaking kitchen sink because I wasn’t able to reach management or maintenance. We had a neighbor on our floor that would leave her dog by itself and the dog would bark for 5-7 hours every single day. This happened for almost 8 months (the whole winter). When me and another of my neighbor asked her to do something about it, she was very defensive, she yelled at us to tell us she’s been living here 32+ years.. (we tried calling security, management, report to 312, calling the police and still nothing). she also leaves her door open and talks to another neighbor while she’s still in her Apt and we can hear the whole conversation. She yelled at my neighbor (he’s Asian) that only Hispanics were welcomed to live in this building.. Management didn’t take any action on any of the above I stated. I work in finance and wfh sometimes, the past 8 months has been extremely tough having to deal with this barking dog nonstop for 5-7 hours every day.. my mental health has been horrible, I even thought about jumping outside of my window a few times because of the nuisance barking (This dog put us through hell fr). There are cockroaches and rats everywhere, the hallways always smell like sweaty booty (I’m not exaggerating). The exterminator is supposed to come every month for pest control but that does not happen (hence, the rats & cockroaches have taken over). Oh also the water turns dark brown sometimes out of the blue, my bathtub exploded a few times in the past (like a bunch of black stuff came out of the bathtub) I was so nauseous and disgusted having to clean that I almost threw up 7 times. My toilet has also exploded a couple of times but it hasn’t happened in a few months. I can keep going and write a whole essay to be honest but I hope you can get an idea of what it’s like to live here ( I literally wanted to kill myself that’s how bad it’s been. I’m waiting for my lease to be up then I’m moving out because they refused to break my lease, but I hope I can spare another person from having to deal with all of this nonsense.
Advice to owner:
Honestly just throw yourself in the trash and get new management because you’re awful, horrendous and the worst management team I have ever encountered with.

A Huge Gamble

Apartments are huge, giant windows, and conveniently located. Beautiful views from rooms. I’ve had friends who have lived here and loved it.
Cons:
The package room is absolutely abysmal… you wait 45 minutes to pick up a package sometimes. Security guards are a joke they do nothing. There are a lot of pests in this building and management does not care. We keep our apartment VERY clean and we still see the occasional cockroach, and found a dead baby mouse when we moved in. The laundry machines break frequently and you’re kinda screwed because you pay per wash/dry.
Advice to owner:
Stop spending money on marketing the building and start putting it back into the facilities thousands of people use every day. EXPAND. THE. PACKAGE. ROOM. AND. STAFF.

The units themselves are really nice and the proximity to the train is great. I have great neighbors and there’s nothing too crazy going on. The maintenance people are super nice and genuinely do their best to help you solve your problems.
Cons:
The elevator is great, until it doesn’t work and then you have to climb 19 flights. I’m able bodied so I can do it but it does become an accessibility issue when more than one or all elevators are down. The package room is a bit disorganized and you may have to go back several times to get your package but at least nothing has ever been stolen.

Dirty building, residents hangout in the front and don’t pick up after themselves. Elevator is unreliable; goes out of service weekly and if it happens on the weekend you’re screwed. Roaches and rats in the building. Five tower building complex only has two exits.

I've the apartment, not the building

- Close to the subway - Elevators - Laundry in building (available using an app) - Generally good about emailing when maintenance is happening that may be disruptive - Multiple options for package delivery including package room - Our actual apartment is good: thick walls (we rarely heat our neighbors next to and above us), never had an issue with hot water, lots of natural light, an updated kitchen - They installed beautiful, double pane windows after a few months of living here (only negative about this was they did not provide/cover the cost of screens if you lived above a certain floor)
Cons:
- We have 3 elevators in our tower and I can't think of a time when all 3 we're actively running. Once they started construction on improving them they'd work on one at a time but if one of the two running broke down there'd be one elevator to service 29 floors. We have currently only had one running for 3 weeks now with no clarification on when we would have at least two again - They don't seem to be organized when it comes to re-signing leases - We had a cockroach problem when we first moved in, their solution of putting this gel around the apartment did nothing. We had to fill holes we found ourselves and the issue finally went away - I hear about packages going missing fairly often when they say they've been delivered, but they're not on the mail room, mail box, or lock boxes

Better communication. We often don't get responses to emails or the solutions provided do not solve anything (i.e. the bug repellent gel).

- Poor pest management (there’s a large hole they refuse to board up under my sink that’s been there since I moved in. - The elevators are frequently down (there are about 29 floors in each tower) - Management is not very responsive and very unforgiving in Pandemic and of people’s situations. If you’re going to gentrify Harlem, at least respect residents that have been here to make it what it is. - Not worth the rent even if you’re able to make the exorbitant price for poor amenities. - Package room system is a hot mess

The Aparment Review

The View, The Size of The Apartment, Neighbors are Respectful and Quiet.
Cons:
No AC outside your apartment so the building is SUPER humid. Roaches and trash all in the lower level and staircases. Elevators constantly breaking(especially the D tower) so there’s only one working or none at all so if you live any higher than the fifth floor good luck. If your apartment is next to the elevator it’s super noisy. The worst of all: package thief’s, they ride up and down and stalk out for peoples packages. Even if you request to leave the packages in the package room, the delivery service won’t so if you’re not home your package will get stolen.
Advice to owner:
I get that you’re “fixing and replacing” the elevators right now but even the one that has been completed doesn’t work and living in the D tower is a nightmare with only one and one a good day two elevators working. Work on keeping the LL clean, there’s no reason why there should be so much trash and bugs everywhere. Also fix your payment system it’s so outdated and the fact that our money gets put towards other accounts and then you said we didn’t pay? Get it together it’s 2021.

Advice to owner:
Package pick up time window needs some work. Figure out a way to make sure the exterminator reaches all apartments. Stop assuring things and under delivering

Cool neighborhood and near a park
Cons:
Roach infestation upon move-in, frequent elevator shutdowns and need to turn building water off, unresponsive management.

Living here is hell… couldn’t move out fast enough

Nice units, Laundry room in building, trash chutes, good views
Cons:
Horrible pest problem, useless security, unhelpful administration, all elevators are constantly down (and building has 35 floors!), water gets shut off randomly with no notice, disgusting lower lobby level

Too Big to Care

Pros:
The renovations they were doing in 2020 really improved the building. Great views of the river on the west side of the building.
Cons:
Loud neighbors in C tower and always lots and lots of people coming and going.

- lots of staff to clean and fix things - new windows and elevators - somewhat responsive management -mail room

- somewhat responsive management - cockroaches -security doesn’t do anything - elevators always need fixing

Decent with views

Amazing views if your windows face south, noise level between apartments was pretty decent (probably also neighbor dependent), super close to the subway, a great size space especially for the rent and A/C unit in each room.
Cons:
Packages and mail were tough until they got a mail room.
