Great staff, location, but loud

Pros:
Fantastic staff onsite, renovated lobby, great amenities
Cons:
Noise - can't sleep without earplugs, Times Square and the theaters are right nearby. Neighbours are NOT loud. Pests - there were no pests observed in my experience, however, to my surprise I have had to deal with instances of mice on 14th floor of my apartment.

Central location, helpful doorman, good package management, responsive maintenance staff, wifi covered rooftops, quite and clean gym, lots of laundry machines
Cons:
Noises from outdated central AC can't be fixed, some units suffer constant construction noises from surrounding buildings, smell of delivery food lingers in hallways cuz carpets, no heating on rooftops, no rent stabilization
Advice to owner:
Replace outdated ACs, notify tenants of surrounding construction/inspection ahead of time, better ventilation in hallways, heat lamps on rooftops, pelotons in gym
