Never ending facade maintenance; rent increases

Pros:
The building is well maintained and the apartments are larger than those in a lot of newer buildings in the same neighborhood. The appliances and kitchens have been updated regularly. Doormen are helpful and friendly.
Cons:
The building has been doing extremely loud and disruptive facade maintenance for months and months, with no end in sight. It makes it almost impossible to work from home (or sleep, watch tv, etc) during weekdays due to drilling noise. At the same time, they demand significant rent increases each year. Any apartments facing Broadway also have significant street noise if any windows are open.
Advice to owner:
Moderate rent increases given the significant ongoing construction.

Great location, basic amenity; broken elevators

Pros:
Great location, nice staff, relatively large space
Cons:
The elevators are constantly broken, especially on the higher floors, leaving residents on these floors with only 1 functioning elevator. This issue has been persistent for years, and the management seems unable to fix it for good. Basic amenities; old school renovations; can be noisy.
Advice to owner:
Fix the elevators.

The apartment is situated in a nice location, which is a major plus.
Cons:
However, the building itself is a bit old and could use some updates and renovations. The outdated aspects like the plumbing and appliances are noticeable. Another downside is that the walls seem thin, so there is more noise heard from neighbors than would be ideal.

Pros:
This building is absolutely beautiful. We've never seen a single pest in our entire time here, and management has always been responsive. The walls in our unit are fairly noiseproof from what we can tell -- we can hear muffled noise on the other side, but it's never louder than the hum of a fan.
Cons:
I'd love for the rooftop to actually be set up to relax outside. It's great, but there's no chairs/grass/anything.

They lie about increases on renewal leases.

Pros:
Nothing. Lobby looks fancy but once you are past the lobby door it is like a cheap motel.
Cons:
Very run down. Halls and elevators are dingy, broken, ugly. Laundry room terrible. The washers break all the time and the dryers do not dry effectively. The renewal leases go up by 50% or more. They want short term tenants so it is filled with young people with no intention of staying. The street noise is absurd. Times Square level day and night.
Advice to owner:
Stop lieing. How can you live with yourself.

- the rent hikes are CRAZY - sometimes some people in the management office are rude

Great location, a little pricey

Pros:
Helpful & friendly staff, hallways & trash rooms are well kept & cleaned regularly. Not much of a community yet, but some friendly residents have started organizing get togethers through OneRoof. Some apartments have great views, and bathroom/kitchen finishings are nice & modern.
Cons:
Minimal amenities in the building. The roof is closed on public holidays, and they’ve talked about building a terrace there for years with no visible progress. Windows are double-glazed, but Midtown in noisy. Rents are quite steep, with little room for negotiation (2022).
Advice to owner:
Build that terrace & make use of that roof on NYE!

management is responsive, maintenance requests fulfilled quickly, doormen are friendly and helpful
Cons:
they replaced the windows last year so it’s less noisy than before but there’s still a lot of street noise. also difficult to maintain comfortable temperatures (heat is really hot in winter, a/c needs to be constantly toggled in the summer)

Decent building in a great location

- Great location near a lot of trains (A, C, E, 1, B, D, F, M, N, Q, R) - Super quick response on maintenance requests - Pretty clean - Friendly staff - Roof access
Cons:
- Roof isn't paved and it doesn't have a bathroom - Appliances are a bit old - Only some units have decent views - Used to be a good value compared to other buildings in the area, but now it's about the same. - Difficult to get upgraded fixtures
Advice to owner:
Would be great if something could be done with the roof. It's a nice space and all the gravel up there takes a way from it a bit.

Great location in the heart of the city

Lived 3 years. Great location, 24/7 doorman, concierge, responsive super. Recommend.
Cons:
The window was single pane , but they recently upgraded to double pane.

Well maintained building and great location

Pros:
Building is clean and well maintained. Doorman and building manager are helpful and responsive. Decent space and square footage for a 1 bedroom. Good window space - recently replaced new window that’s soundproof. Management communicate in email proactively about covid and mask measures in the building. Great location - close to central park and Columbus circle, and time squares as well.
Cons:
Apartment interior is out of date. Old floor pattern that’s not aesthetically pleasing. Kitchen appliance are useable but need upgrade. Hallway needs more lighting or color change, a little too dark and old. Price is higher than other building in the same area
Advice to owner:
Please consider upgrading apartment interior such as floor and kitchen appliance. It’s 2021 and people are looking for those things

Great location, good management, a bit pricey

Pros:
No fee, management in the building, great convenient location, lots of sun, great response time on maintenance issues
Cons:
Management does not negotiate much if at all on rent, no concessions during covid, windows being replaced but currently not good at keeping out cold air and dust, very loud if there is construction on the street, staff is not the friendliest but they are effective/efficient
Advice to owner:
Some rent concessions during covid would be nice but otherwise have enjoyed my stay.

Fantastic building in prime midtown location

Pros:
Location is perfect. Close to most subway lines and easy walk to pharmacies, grocery stores, restaurants, and many more. Management is great and very responsive. Units are very large and clean with plenty of natural light and beautiful views.
Cons:
Elevators frequently broke down. Price was high considering the other buildings in the area. No amenities outside of doormen

Would be great if they could change the windows to double paneled
