Great Building, poor communication

Pros:
The building is a fantastic place to live. And the doormen are all gems who look after you.
Cons:
Management takes forever to respond to any request, makes false claims (ie Rooftop was supposed to be done 2 months after moving in and it took an entire year, elevators were supposed to take 6 weeks a piece when they took over 3 months), and will always raise your rent the max amount and never budge on making deals.

1. The location
2. Maintenance and concierge and front desk are nice people.
3. Super of maintenance js awesome.
Cons:
1. Molds in the ceiling
2. Bugs crawling everywhere not even fumigation helps.
3. Office staff - this lady who does all this communications and manages the front desk, short dirty blonde hair - she discriminates. Not very friendly acts like she’s the boss.
4. The acoustic in the building is horrible when they renovate the other floors? No matter if it’s in the 26th floor the drilling is heard all the way to the 7th floor. And they have been renovating none stop..
5z there’s only 1 service elevator usually not usable in the morning and then there’s the garbage staff will get to do their jobs earlier making the elevator not usable.
6. Tenants in the building loves taking out your laundry from the dryer even if there’s still 10 mins left. And others will leave their laundry overnight in the dryer. And washer

Nice building with great staff; HIGH rent increases

AMAZING staff/doormen, great location/wonderful neighborhood
Cons:
Greedy management company with very high YoY rent increases, constant construction (was without gas for >6 months, 1 elevator was down for almost a year, on & off drilling noises throughout the year makes it hard to WFH)

OK amenities: nice rooftop, small gym, ok laundry room that's frequently packed on weekends

Great location and wonderful staff
Cons:
Repairs going on 24/7, water and elevators shut down regularly. We did not have a working stove for 6 months and the laundry is terrible. You have to pay extra for the gym and the roof has been closed all summer.
Advice to owner:
Give rent credits if the stoves wont work for 6 months.

Pros:
The units are generally nice, they are new and have sizable layouts. The doorman are awesome here and are incredibly helpful and the location is one of the best in the area.
Cons:
There are cockroaches in a luxury building on the even the top floors, which is astounding. There is also a ton of noise as all the building cares about is renovating units with no regard for current tenants. The building also lost gas in July and still hasn’t been restored. The management company offered zero refunds for rent, and they use units under construction as a feint to artificially create scarcity for their units in order to increase rent year over year. The prices for these units are also significantly over-valued. One of the three elevators goes out of service once every 2 or 3 weeks, causing lines in the lobby. Management does not care about their tenants and is awful to people. It’s not worth the headache of dealing with them, avoid.
Advice to owner:
Care more about your current tenants.

Other than the management and management company the concierge/doormen, porters and staff are extremely helpful and friendly. The building is clean and the apartments are nice.
Cons:
Management is extremely hard to get in touch with. They do not return calls or emails. They are also unfriendly-on numerous occasions I have been in the elevator with a member of the management team and they don’t say hello or even look at you. Also, the gym is very small and under equipped so you need to keep your outside gym membership. Thanks

Get a more responsive management team that is happy to interact with tenants

Nice but not luxury

Pros:
Veteran doormen, porters, and maintenance are excellent. Some new guys won’t help you with bags or say hello. Most of the residents are nice. Pets are allowed with ESA papers.
Cons:
The rent has been raised almost 50 percent from pre-covid rates. The rent is not market price. Redone apartments are done very cheaply, with plastic floors which dent under furniture, we didn’t have gas for four months. Management company just wants to charge a premium for location. I would not call the apartment luxury.

Renovated apartments, amenities, views from apartments and rooftops, doormen and doorwomen are very friendly, location
Cons:
Sometimes packages are poorly managed despite them having buildinglink, resident manager takes weeks to respond and our rent bills are not always reflected correctly (they eventually get fixed with some back and forth). Couple of roaches which I didn't expect in a luxury building (could be due to our proximity to the trash chute)
Advice to owner:
More pest control around trash chutes and in stairwells. More training/better system for packages, as well as resident manager/accounting log.

Not a lot of grocery stores nearby, some older residents are fussy

Pros:
Management is responsive if you need repairs and generally super friendly and communicative. Reception is lovely. Lots of closets and deep pantry (four in my one bedroom). Walls are thick so I never hear my neighbors. Building so far (eight months in) has been clean and well maintained; no pests that I’ve seen or heard of from others. My electricity bill is usually $150per month in the summer and was around $70 in the winter - though I tend to cook more than the average NYer and was WFH. Gas is included. Haven’t used the gym so I cant speak to that.
Cons:
There are always improvements being made somewhere; luckily, my floor hasn’t been affected in a while so we haven’t heard much construction noise outside of a monthlong stretch earlier in 2021. The roof is MIA; construction was supposed to be done by September 2021 but apparently the permits haven’t even been approved, so who knows when that’ll actually start and end. I moved in with the understanding that the roof deck would look lovely in a few months’ time but unfortunately that doesn’t look remotely possible over the next year (management currently says they’re hoping it’ll be done by January 2022 but let’s see what happens…).
