*relatively* affordable rent
Cons:
poorly managed building. super didn’t care nor answered any calls. packages were stolen all the time, garbage was left to pile up each week—so definitely had mice in the building, do not rent here if you have a choice. oh also my bedroom door literally split in half because the panels were separating and it took them 3 months to get a new door,
Advice to owner:
get a new super who cares

New Cottage, old building

Pros:
Amazing location. Reasonably well maintained. Laundry in the building. Things get fixed if you bug management. Reasonable with me about if rent checks are late. Great old timers living in the building! New Cottage Chinese restaurant isn’t as cool as the old place (whose sign is still there) but it’s decent and nice to have a local restaurant in the building.
Cons:
Trash tends to pile up. Super not very responsive. Active construction next door for years (not managements fault obviously). Won’t let tenants hang in the courtyard or on the roof (maybe because of construction?)
Advice to owner:
Better trash management, and let us hang out in the courtyard and/or on the roof please!

Pros:
Great building, has laundry on the main floor too, in a very lit and clean area. The double buzzer for the door and big foyer makes the building feel very safe as well. Plus the location is PERFECT! Literally seconds from subway and great neighborhood and by Central Park and riverside, so I love this spot. My apartment is also newly renovated and quite spacious with high ceilings and a lot of sunlight during the day! And the landlord and building manager/repairman are always very responsive and here almost every day maintaining the building and cleaning, etc.
Cons:
The heating in the winter could be a bit better since we can’t control it. But, I would love here and extend my lease again, so I wasn’t too bothered by it. Just some days if below zero, it can be a bit chilly in the living room area by the windows.

Pros:
Location, friendly neighbors
Cons:
Dirty Lobby, trash overflowing, unresponsive management and super, lost packages, faulty intercom, no child safety guards, broken laundry machines and lots of mice and roaches everywhere
Advice to owner:
Get a new super who answers calls or texts (especially during his working hours), invest in a cleaning service, new intercom system and install child safety guards when asked.

Pros:
-Friendly and quiet neighbors that you don’t have to worry about. -My unit had some “charm” with its few updated touches -close to 1 train and grocery stores
Cons:
-Lots of re-occurring infestation of bugs. Feels unsanitary -Tons of very loud daily construction noise and dust from right next door that will be until 2022 or 2023 -Inflated rent price for what you get -Management takes forever to respond and does not care much about this building or the tenants in it. -The inside of building is constantly dirty, never gets cleaned in lobby, stairs, laundry room, etc. -laundry machines are constantly moldy and do not work well. My clothes often don’t look or feel clean when finished. -the decor in lobby and halls are from what tenants get rid of. Very strange, so odd, cheap old things are placed and hung around -there’s hardly any natural light inside unit -lots of street noise -no sense of security since there’s no doorman, strange people and homeless stand around the street entrance -no working security cameras in lobby where packages are left. There’s been many package thefts
Advice to owner:
-Have the Super clean inside the building more and much deeper. Feels like the same dirt and grime from 50 years ago. Makes your management look so careless for its tenants -Fix your constant bug issue in the bldg -Stop increasing rent to tenants when there are so many flaws with the building. Especially with ongoing construction noise and dust right next door that won’t be done for another year or two. -Update the decor in halls and lobby. Everything placed around and hung is recycled from tenants’ trash or what they donated in lobby. Looks trashy, dirty, outdated and cheap -your “planters” on the street entrance have been sitting there with nothing in them for years. Maybe put some plants or flowers in them once in a while like the other buildings around? Again, makes you look utterly careless -If you’re going to have cameras hung in lobby, how about making sure they’re working so there’s a sense of any security here -be more timely responsive to emails and calls
