Construction-No End In Sight!

Pros:
Nice neighbors, and a great location!
Cons:
The building has been under perpetual construction since the pandemic. Scaffolding has been up for over 4 and a half years. Elevators are often broken, no live-in super, unresponsive owner. No gym, no outdoor areas, and no playground (all under renovation/construction). The building isn't very secure (doors are often unlocked). Poor air quality in the building.
Advice to owner:
Finish renovating, end construction.

Stay Away, It’s Gone Downhill!

Amazing location and lovely doormen
Cons:
This building has gone downhill over the past few years. Construction has caused chaos, noise, pest issues, and general unhappiness. Management is unresponsive to all maintenance requests. It used to be an amazing community but not any longer.
Advice to owner:
Treat people kindly, respond to emails/requests/negotiations

No Peace of Mind the last 3 years

Convenient to bus and subway.
Cons:
Filthy air and noise with constant complete apartment demolitions over you, next to you and under you, the last 3 years with plans for this to continue for years to come. Resident super is not available for emergency coverage weekends or holidays. Porters sent to deal with weekend or holidays are unqualified to tend to emergencies which are occurring regularly in a 45-year-old building due to the plumbing mix and match hodgepodge of installing washers in renovated apts while leaving the rest of the building with 45 yr old plumbing unable to handle the load causing floods in various apts. There is a lack of correct electrical facility to handle the laundry room in the basement, so the machines are constantly out of commission. Removal of the inside windows and outer walls inside current resident's apartments has not happened, so air conditioners cannot function properly without proper exhaust ventilation. The majority of residents still have double windows so no access to fresh air. The landlord has no plans to install window guards for the new windows so small children and pets will not fall or be seriously injured in the new windows 4" gap at the bottom of every window. I could go on, including but not limited to no real security in the building 11 to 7 as there is constant change of in staffing for the late-night concierge.
Advice to owner:
Hire a plumbing company to install plumbing in the whole building as the mix and match new with 40 year old plumbing causes floods and lack of habitability. Have the vents cleaned and an indoor air quality inspection. Get rid of mold properly. Install sufficient electrical in the basement laundry room so the machines are not constantly out of service. Hire a Super who is on duty 24/7. Hire and keep a Concierge for 11 to 7. Have proper mold inspections conducted by a regulatory agency before and after mold inspection and repairs.

Great location; some of the newer units have a washer/dryer and a new kitchen.
Cons:
Construction is incredibly loud and the vibrations will move anything on the walls and cause a lot of dust in your unit; neighbors smoke a LOT and the live-in super in unresponsive to texts and emails; any unit that is under construction will have the new windows installed on top of old windows, meaning that there is no ventilation or fresh air during construction of your side of the building

Too expensive for what you get - horrible construction with noise, dust, and fumes - loss of amenities (courtyard, gym, laundry, etc.) - windows can't be opened fully anymore - no privacy with construction workers outside of windows - air-condition has been covered from the outside - balconies can't be used anymore - water shut-offs because of construction

location is great neighbors are good

You will live in a construction zone and pay $$$$$ - an unbelievable amount of noise with all the construction - renovation has been ongoing for 3 years - construction will likely take another 1-2 years - dust and fumes - water is shut off on a regular basis - floors are covered in plastic - soon the entryway will be under construction too - the garden and gym are closed / under construction - management is not responsive to complaints

Don't lie to your tenants and charge luxury building prices during a huge construction project.

Good building, badly managed

Pros:
Staff is nice, apartments are reasonably sized, kitchens are large.
Cons:
Building sold over the pandemic. Nonstop construction, with no end in sight. Noise, dust, bugs, mess, leaks, etc. and the management company has done a very poor job communicating with tenants throughout. (Google the address; there are a handful of newspaper articles about it.)
Advice to owner:
Communicate more openly and preemptively with tenants, especially about major upcoming changes.

it's been unlivable since january 2022. Avoid this building like the plague.

Pros:
The doormen are nice. There are no rats in the corridors.
Cons:
They started a major and unnecessary renovation in January 2022, changing the facade. The place has been unlivable during the day since then, especially the first few months when jackhammers would be constantly battering the exterior. The noise inside apartments has been deafening, louder than a subway train rushing by. All the landlord has done was provide foam earplugs, which of course do not help at all if you cannot watch tv or talk to your family. The landlord insists that everything is legal, and i believe him, but that does not make the building livable. This is a mixed-use building, with both marketrate and subsidised tenants, so this is obviously the usual way for a landlord to get long-time tenants to leave.
Advice to owner:
don't play dumb. You know you have mismanaged this construction project. Admit your mistake and make reparations.

Don’t get scammed

Pros:
Doorman and maintenance team are the best in NYC. Wonderful, wonderful people and take very good care of building. Managing agency (A&E) is the polar opposite.
Cons:
Water turned off multiple times in a month, water bug issue plus an intense 2 year construction site. Construction hours are 8:30AM-5PM Monday-Saturday. It’s unbearable and managing agent offers no compensation. They are dishonest about timeline snd are not forthcoming of how impactful it is to residents quality of life.
Advice to owner:
Be honest and transparent with people. Don’t charge luxury building prices during a huge construction project and then act surprised when tenants feel like they were lied to and taken advantage of. This is our home and we deserve respect and honesty. The construction project has negatively impacted the quality of life in the building. Take responsibility for your lack of concern for tenants while completely disrupting their lives.

Never ending construction

Pros:
The building staff is nice and courteous. They keep the place pretty clean and maintenance responds promptly. The apartment is nicely laid out.
Cons:
The never ending construction. They are gut renovating multiple units on what appears every floor. They have lined the hallway carpet with plastic and since construction is still going on we walk through a construction site every time we exit the elevator. The building is now also doing external facade work which means them jackhammering away the brick. This goes on all day long and the sounds is beyond excruciating. Pretty impossible to work from home and you can’t concentrate or take any work calls. Can’t open the windows as significant amount of jacketed dust will be allowed in. Who knows what is in that dust and definitely don’t want you and your children breathing it in. The amount and length of construction was not defined when we signed the lease.

You get a lot of bang for your buck. Older building but you have all amenities. Building is overall clean and management is decent (compared to my other ny experiences!)
Cons:
Construction has been getting dragged on. Our floor had plastic covering the ground for close to two years.
