New management raises the rent

Pros:
The entire building staff are amazing, everyone is very kind and friendly. Great neighborhood.
Cons:
The windows don’t protect against the Columbus Ave noise at all, loud construction all day. The heat is out of control October through May - we’re talking 91 degrees inside and you can’t turn on your AC (HVAC units only blast heat during this time). Construction has one elevator not in use all day, can be late for work waiting for the elevator. New management is pricing current residents out with 8%+ increases in rent year over year.

ZERO NOTHING GOOD AT THIS BUILDING
Cons:
MICE, MICE, LACK OF REPAIRS, OR CHEAP MATERIALS USED FOR REPAIRS. NEW MANAGEMENT ELH THE WORST EVER UNPROFESSIONAL, ALL THE TENATS AGREE ELH "TANYA" SHOULD BE FIRED!!! FAULTY WIRING LEAD TO ELECTRICAL FIRE, SMOKE DETECTORS NEVER WENT OFF ETC... LOST FOOD, ETC. NEIGHBORS CONSTANTLY SLAMMING THE DOORS, THE WALLS ARE SO THIN PEOPLE CAN HEAR YOU TALKING , POSSIBLY ROB YOU WHEN YOUR ON THE PHONE WITH THE BANK ETC .....
Advice to owner:
TELL HUD TO ISSUE EXTENDED HOUSING VOUCHERS AND GIVE ALL THE TENANTS THEIR PROPER BUY-OUTS THAT WE DESRVE AND SELL THIS HELL HOLE TO SOMEONE ELSE QUICKLY!!! BUT FIRST TERMINATE TANYA!!!

Nice apartments, but building has wear and tear

- Friendly staff - well laid out apartments - Nice roof deck - friendly neighbors
Cons:
- Management is very slow to respond - Constantly having maintenance issues (lots of water shutdowns and other issues)

600 Columbus Overview

Nice sized apts in excellent condition and nice location, at 89th Street. But not a luxury building - apts all cinder block, looks like former Mitchell Lama housing / public housing .... Wonderful staff - doormen, supt, porters
Cons:
Most of apts face Columbus Ave, with relentless LOUD traffic & construction noise, and pollution from cars covering windows with grit, Plumbing work almost weekly, with shut off of water for the day. Big washing machine broken for months. Electrical fire last summer - due to poor maintenance in basement - left entire bldg panic-stricken, and with no electric power for days - and NO apologies or compensation from management. **Gigantic rent hikes of 30-60+ percent
Advice to owner:
the rent hikes in 2022 are unconscionable

It’s Just OK

Pros:
Location is quiet. Concierge and maintenance staff are very friendly and helpful. Apt flooring is very nice and closet space is fantastic!
Cons:
Management is simply awful. They don’t answer the phone or respond to emails, ever. I’m not exaggerating. Water is off often due to “upgrades & repairs”…I see no difference. Gym is dirty. Laundry room and machines are often filthy and unusable. Not a “luxury building” as advertised & definitely not worth the exorbitant price hikes! They lure you in with a rent special then gouge you with a 35% increase at renewal.
Advice to owner:
Get to know your tenants. Show your face instead of hiding in your office. The concierge is not your personal receptionist. They are there to help us, not field phone calls and questions for you.

Good building under new management with room for improvement

Pros:
-Doormen -Super in building -Laundry in building -Easy trash management
Cons:
-Management very slow to respond -Fired doormen who were doing a good job -F rating in sustainability -Frequent maintenance for the entire building. For example water or electricity has been down at least one day for maintenance for the past few months
Advice to owner:
Be more responsive and make the building more sustainable

Pros:
Excellent staff, good location, apartments are nice
Cons:
The new management is less responsive than the previous building managers (although the super and other staff are wonderful and quick to address issues). There was an electrical fire in the basement in August 2021 that caused a few days of power outages and was handled poorly at the time, but it's since been fixed. Also the lack of a service elevator can be really annoying, especially when moving in/out

Update the gym

No real issues while living there so I didn't have to deal with management too much (a good thing). The doormen were always very friendly.

Lovely building but too expensive for what it is

Wonderful Doorman, Laundry
Cons:
Even though the market is at an all-time low and the building has a high vacancy rate, the management company tried to increase not lower the rent. Every year they increase the rent by $150 or more.
Advice to owner:
Adjust the rental prices to reflect the market value and current situation.

Lots of maintenance issues

Pros:
Great location and friendly, hardworking building staff
Cons:
The new management company is not well liked. They do the bare minimum for repairs so that the same issues will arise week after week. This culminated in a major electrical fire in August 2021. As lengthy repairs are undertaken, the internet gets knocked out regularly.
Advice to owner:
Go beyond bandaid fixes.
