Major price gauging

The building is very friendly and safe with great staff and super.
Cons:
The rent increases led to myself and several neighbors needing to move out

Bad heat, unresponsive management, roaches

Location is a block from the subway. high ceilings
Cons:
Overpriced. NOT luxury in spite of price. Management is very stingy with the heat - everyone in the building has to use space heaters in spite of the radiators. There are german cockroaches in the walls so you have to keep all food in the fridge. Hallways are mopped by the staff, but there is a layer of grime because the hallways have never been properly power washed. No doorman late night, Owner refuses to put dogs and pets written on the lease, but the leasing agent tells you they allow them in the building. They do this so can consider you in breach of lease anytime they want. The building has very high turn over so to no fee but very high lease increases. Make sure you can afford at least 20% more your second year. Horrid building owner. Stay away!
Advice to owner:
If you’re not going to treat tenants like kuxury tenants, stop trying to charge luxury prices.

Great Building but they jack the rent

Pros:
Great apartment, views and buidling staff but get ready for your rent to go through the roof come renewal time.
Cons:
Rent increased by $600 when it was time renew and I didn’t have a COVID special. Super takes a while to actually fix your problem but when he does he’s good. Works best when incentivized.
Advice to owner:
Don’t screw over your tenants with crazy rent hikes.

Great building, subpar management

Pros:
Wonderful staff, great neighborhood, decent units but often not up to standard that they charge. Tenants are excellent. Dog friendly.
Cons:
A lot of construction noise/light which will continue for some time. Repairs are hit or miss. Fairly frequent reports of rodents and pests. Management company has been increasing the prices of apartments (after covid specials gone) by extreme levels that are out of line with neighborhood and the general quality of the units available to rent. Elevators are not terrible but not always reliable.

Overall, great apartment building

Pros:
- nice staff - super dog friendly - renovated units - neighbors are friendly - steps away from Riverside Park and dog runs - conveniently located to bars, restaurants, grocery stores - feel safe walking your dog at night
Cons:
- back facing units can be really dark/no light -avenue facing units can get a lot of noise pollution because of the construction across the street
Advice to owner:
no advice to give, we enjoyed our stay here.

Old but charming building

Pros:
Beautiful lobby, friendly staff, nice neighbors. Everyone who lives here has a beautiful dog, almost like it's a prerequisite lol
Cons:
Takes forever to get anything done. No garbage shoots so everything piles up, but they take it out pretty quickly.

The worst management

None that I can think of
Cons:
This building is under the worst management! And the superintendent that only looks for tips, if you don’t tip-off next time he will ignore you.
Advice to owner:
They are the same like Super, once I confronted him that I will report him to his supervisor Kevin, he told me Go ahead.
