Decent buildilng in great location

Pros:
The location is great, access to parks and 96th st 1/2/3 subway is excellent and generally building feels pretty quiet and safe. Haven't had huge pest issues but there have been minor issues. Generally a pretty easy building to live in.
Cons:
6%+ annual rent increases for low maintenance tenants, unwilling to negotiate. Water sometimes has rust tint color. Occasionally hot water seemingly goes out without indication of why. All "amenities" have extra fees (roof/storage/bike rack) that were not mentioned before moving in and are not worth their price for the sub-par quality.
