If I can't say something good I'll say nothing
Former Tenant
Pros:
1-Moving in to the quiet solitude of a Prewar 7 inch thick walled apartment building. 2-Moving out of a badly renovated & poorly micromanaged bargain-basement building.
Cons:
During Sub-Par renovation, the frequency and intensity of 'accidents'. Multiple sledgehammers through walls, cutting of electrical lines, working on live electrical lines causing extensive personal property damage, damaging water leaks, apartment property theft, subpar construction and hollow flooring with mice living beneath & can NOW hear footsteps above, non-standard mail delivery; building workers deliver mail, 'lose' mail of original tenants, Market Value vacancies priced to move; then 15%+ renewal.
Advice to owner:
Can't be given. This Luxury Building business plan has a high profit.

Very positive experience
Former Tenant
Pros:
Great amenities, very quiet
Cons:
Barely any windows (always dark), dryer didn't work

great until they jacked the rent up
Former Tenant
Pros:
the doormen, porters, super, etc. were all so kind, helpful, and responsive. the apartments are beautiful and huge. the courtyard is lovely. fantastic amenities. cant beat w/d in unit + a dishwasher
Cons:
renovation was poorly completed; it was beautiful but the hardwood right outside the bathroom was starting to rot bc the shower wasn’t properly sealed. there were many little mistakes with tiles, cabinets, etc. we had a roach and mice problem despite a very clean apartment. none of the amenities were available to me the entire time i lived there and management refused to give me a clear timeline as to when they’d open, but for some reason as soon as the apartments all went up by $3000 in rent the amenities opened right up… something like 2/3 of the building moved out when covid deals ended. and they didn’t tell us how much rent was increasing by until 4 weeks before the lease was up. there was zero negotiation. there are more than a few un-renovated units that are rent-stabilized that the building doesn’t want to put on the market; they’d rather keep them empty & charge exorbitant amounts for the renovated ones. apartments are absolutely not worth what they are currently priced at.
Advice to owner:
be more upfront with tenants. overpriced. fix the roach situation.

It was all good until they increased rent on me!!
Former Tenant
Pros:
Friendly doormen, attentive management
Cons:
Not as attentive garbages disposal team and the garbages chute is very small so most of my neighbor would leave trash outside the chute. Although you can’t hear between the walls, you can hear people outside your front door when they are waiting for the elevator, etc.

Amazing Building and Staff
Former Tenant
Pros:
They are on top of it all from management to other staff. Leasing is a breeze!
Cons:
They do not permit weekend moves.

Good building, not really the luxury they make it out to be
Former Tenant
Pros:
Amazing staff (doorman, porters, maintenance) Nice sized apartments Our utilities were included (electric too) Courtyard is very nice community events Rarely wait for elevators
Cons:
Loud from construction next door and bars down the street Roach problem in the basement Roach problem in our apartment (eventually the building got this resolved but I had to put in multiple work orders on a regular basis to get the exterminator to come and fumigate) Heating was strange. One bedroom would stay super cold while the other was overly hot. AC units in each window get loud, central air would be better. No negotiation when resigning and a 30% increase, we would have stayed if they worked something out but they stayed firm. That's the market right now :/ Gym and lounge in basement was closed for 95% of our lease. Opened 2 weeks before we vacated. It got very dusty, lots of places where dust would just build up.
Advice to owner:
These apartments are overpriced given the bug issues, closeness to construction, and odd layout.

Beware of office management
Former Tenant
Pros:
It’s a beautifully renovated prewar building
Cons:
Management just appeases you to get rid of you and doesn’t solve problems such as neighbor problems infringing on me

1st apt. In NYC
Former Tenant
Pros:
Super friendly staff, didn’t have to pay for utilities while it was under renovation. Very clean new apartment.
Cons:
I lived here while it was under renovation, very loud construction noises during the day. Had to use basement entrance to get up to my apartment.

The Building Cares
Former Tenant
Pros:
Building is very well maintained and has a lot of on-sight employees who are available for maintenance problems and other issues. Building hosts happy hours and concerts in their courtyard and are very responsive to all emails / calls.
Cons:
We had one mouse but it was promptly taken care of by maintenance and never had a problem again.

Great living space. Not really a home.
Former Tenant
Pros:
Clean. Staff Nice. Well Managed
Cons:
Under construction during tenancy. Annoying use of entrances.
