Friendly doormen and staff
Cons:
Cockroach all over, weekly pest control not good enough, smell bad from cockroach and mold. Have no pet but apartment smell like a cat pee. Check 311 complaint before viewing property. German and American very big and have the babies too in every apartment.
Advice to owner:
Bomb entire building. Not cockroach bomb. A real one. Sell the land.

location is great.
Cons:
I lived through 2 winters and they only turned on heat for 3 days/year max. I complained many times and they claimed the heat works only when the weather is colder. Moreover, the service elevator is very stinky and unusable.
Advice to owner:
need to check the heat system mechanism.

Pros:
From the doormen to the maintenance man, I loved this building!! Doormen are so nice, and keep your packages so they are safe. Any maintenance issue I would put in would be handled within a day (and easy to report). Laundry room has plenty of washers and dryers, 3 dollars to wash, 3 to dry. Garbage shoots on every floor and recycling cleaned daily.
Cons:
I lived on the higher floors and had a balcony. Some problems with small bugs coming out of the drain in the kitchen.

This building is nice because the units are a lot larger than in comparable buildings. Having a doorman is nice and laundry in-building. The people who work here are friendly and quickly respond to issues

Good location, laundry in the building, doorman were great, no lost packages or any mail issues
Cons:
Roaches!! Barely even cooked and somehow they were always in the kitchen. Very loud depending which apartment you are in, not much natural light. And hot in the summer

Doormen are extremely nice and helpful. They know every resident by name.
There is a decent size laundry room in the building.
Cons:
There are issues with german cockroaches. This got worse in the summer time. They come to exterminate frequently but there is still an issue in units and in common areas (laundry room, elevators).
Advice to owner:
Take care of the pests. Otherwise it is a great place to live.

300 E 46th didn’t have gas

The location is unbeatable
Cons:
Gas was turned off for over two months which meant I couldn’t cook so I had to move out.
Advice to owner:
Fix violations and gas.
