The elevators are extremely slow & unreliable Rent hikes for a building that is still under repair from the fire 2 years ago Overall not well managed

Pros:
Our unit is completely renovated, new floors and appliances. (This isn’t the case for most units in this building.) Walls are thick so we barely hear neighbors. Doormen are nice people.
Cons:
The management company of this building is HORRIBLE. There was a bad fire two years ago and the building remains in shambles. Only one elevator works at a time, the rents are egregiously expensive for what you’re getting, door men are lovely but half ass the job. This building is not worth it for the price. They also spike rents after your first year. There are way better building options around here.
Advice to owner:
Your rent prices do not reflect the quality of the building

Pros:
Dog friendly. Amazing location. Kind staff- the back house and handymen are the best. Beautiful public park access.
Cons:
The building management is completely ineffective and had poor responsiveness. There’s a new management team now so this may have changed. The staff was all kind but the equipment and materials used are all to save money. Floors peel. Ac units barely worked. Wall paint smears. Depending on the floor roach issues. Hallway were dingy and the carpets/walls were gross. Especially after the fire. Front desk will let anyone in unless they stop at the desk first. The massive fire really showed how the owners and management did not communicate or work with their tenants and didn’t care one bit about tenant needs safety and concerns. Everyone said something different. Issues were unresolved. People essentially paid full price for a walk up of up to 30 something floors. The building was uninhabitable yet they threatened legal action. Lots of aggressive dogs because they are not vetted. Laundry room constantly broken and moldy.
Advice to owner:
Streamline communication and show some consistency. Get a handle on the vermin/bugs. Vet the pets. Update payment system and update laundry room.

Great building, poor neighbors

Pros:
The building is beautiful in a beautiful, quiet part of the city on a lovely dead end block with a delicious restaurant on the corner and almost anything one needs within walking distance. The lobby workers are top tier, as well as the maintenance workers and building manager and board. The laundry service in the basement of the building is incredible and friendly.
Cons:
The neighbors are rude, distant, and quite frankly stuck up.

Quiet, good response to work orders
Cons:
Interior hall decor is not updated. Hall carpets are old and stained carpets, halls need to be painted and lighting updated. Does not reflect a building advertised as “luxury “. Apartment interior and fixtures are old/look cheap. Should be upgraded to reflect very high rents.
Advice to owner:
Upgrade/ improve hallway carpet, paint, lighting. Use more upscale fixtures in kitchen and baths.

Courtyard is not updated/could be nicer, roof could be updated, cockroaches, dingy hallways, doormen let anyone in
Advice to owner:
Invest in the building as a whole, not the individual units. The courtyard and roof have a lot of potential. Even adding amenities like a gym
