Good place to live but needs improvements

Pros:
The location cannot be beaten. The doormen and most of the staff are very nice. The apartments are spacious and have great storage space. The gym is small but good to have it. It’s safe and neighbors are usually nice.
Cons:
The lobby is beautiful but the common areas are run down, especially the carpeting needs to be changed or at least thoroughly washed and the gym machines are getting old. It’s a big building so maintenance is not always responsive and needs to be chased down.
Advice to owner:
Change the carpet in the common areas and keep it clean

Pros:
Clean, no pests, great noise insulation, good sized apartments, responsive staff. Many of the doormen are very nice.
Cons:
Rent increases by management are tough to swallow, but they are in line with this insane market

Cons:
The noise levels are so loud. Street noise sounds like you’re right next to it. You can hear every honk. This building is close to the queensboro bridge so there’s a lot of traffic/honking. If you have loud neighbors, you’ll hear them too. Paper thin walls and windows

Everything was really nice about this place. It was clean, super quiet, heat and AC worked great. Not much to complain about.
Cons:
The only bad thing that happened at this place was that my dishwasher broke a few months before moving out, and they never repaired it. This was after I put in multiple tickets.

Honestly nervous I won’t be able to resign my lease because I got a covid deal and this place hit almost every check mark for me at a good price. Clean (never had any issues with pests or rodents), great amenities (friendly doorman, laundry, elevator, gym, parking lot). Safe neighborhood with groceries, bus / train and restaurants nearby.
Cons:
Sometimes the laundry room floods and there will be a puddle in there for a day or so.

Add bike storage to the building

Management is unresponsive, uncooperative and unhelpful Roach problem Unable to use outdoor or common areas AC units are awful and barely work

Decent closet space.
Cons:
They delay in fixing things. Old building. Advertise a courtyard and roof deck but never open. Anything they do are stop gap measures. Put in cheap appliances and then when things break they replace with used cheap appliances. ac heat units too small for rooms. Old closets constantly coming off rails. Scaffolding surrounding the whole building for at least a few years. I have never once seen a worker. They don’t seem to want to take down probably because it’s costs them and now unsavory people there as haven. They asked for a rent increase renewal at the height of pandemic.
Advice to owner:
Focus on upkeep of individual apartments. Recognize the comparable market. The building should not be priced just based on bedrooms for such an old building. Not comparable to newer amenity rich buildings.

Cons:
Sunroof deck closed for months, many maintenance requests, nice courtyard completely closed. So much potential not being used or renovated

Decently maintained. Nice entrance. Doormen do their job very well.
Cons:
Management is horrific. Truly horrible, rude people who ignore their brand new tenants and tenants who have been here for years. The lease is insanity and has ZERO wiggle room. They refuse to make a single change to the lease. ZERO negotiation. They promise a gym and a roof deck. They have no plans in finishing the work to let the tenants WHO PAY FOR AMENITIES use the amenities. It’s such a scam. The real estate agent promises everything and the building has delivered on NOTHING. The windows don’t have any screens and are very thin. You can hear every single thing 24/7
Advice to owner:
Fix the property so your tenants can use it.

Fancy lobby but ok apartments

- Great doormen staff - Very attentive and help you bring things up whenever needed. - Laundry in the building and dry cleaners in the base building as well. - Located directly between Central Park and the East River Esplanade as well as on the same block as the F & Q subway station
Cons:
- Apartments aren’t renovated much between tenants resulting in very outdated features like poor placement or lack of outlets in rooms that need more, old light fixtures and flooring, etc. - Heat / AC is building controlled and during season changes sometimes they are slow to change the temperature of the units - Windows are outdated and leak cold air in winter time - Plumbing can clog at times (usually shower) due to this being a 1960’s building and no attempt to update plumbing infrastructure
Advice to owner:
- invest in larger upgrades to the building, plumbing lines, heating systems and window replacements
