Pros:
Building and door/maintenance staff are great.
Cons:
The owner/property management company GAIA Real Estate (152 W. 57th St ,17th fl) is unresponsive, dishonest and acts in bad faith.
Advice to owner:
See above and treat tenants properly

Great Building, Rude Property Management

Pros:
Great, caring doormen, nice rooftop and gym, relatively updated and nice appliances. Safe and secure, most people are very friendly. Being across the street from Trader Joe’s is huge plus. Maintenance request are handled in a timely fashion and the companies used for repairs are all very friendly to work with
Cons:
Property management is very rude although they are communicative. Heating and cooling do not work, my apartment has never been a comfortable temperature (70% humidity, 78° in summer, will not go above 60° in winter) and I was told “well the PTAC doesn’t work to your comfort level”, when I asked for a check up and provided evidence that my unit was constantly 70% humidity and higher in summer. Unit was very grimy and dirty at move in, clearly was not cleaned from the prior tenants
Advice to owner:
Be kinder to tenants and do not talk over them when they ask for maintenance needs. Move in process should be easy, please be more detailed and communicative when new tenants move in. My lease was incorrect and I had to ask several times on how to get set up for online rent payments. Monthly rent charges and electricity true up is vague and should be more transparent. Timelines in handling maintenance requests are appreciated; however, it is uncomfortable to ask of anything from your office due to the unkind nature.

Management is terrible and consistently overcharge rent “in error”

Great time if you never have a single inquiry or issue to contact management about. Nice doormen. Nice lobby.
Cons:
Do NOT rent here. The building itself is nice and the apartment quality is fine, but management is next level incompetent. We’ve been incorrectly overcharged for rent multiple times and also accused of not paying rent (for two months, so for a two bedroom they claimed we owed them over $6k) when we have paid every month in time, and provided proof. Management and property manager in particular are rude, unhelpful, and consistently avoid basic tenant inquiries around extra rent charges. Property manager also routinely sends threatening, aggressive emails around inquiries to fix issues or a request as to why there was overcharging of rent. No apologies or explanations have ever been offered.
Advice to owner:
Gaia real estate- train your employees.

Great building

Pros:
It has a beautiful lobby, and really nice doormen. The elevators are quick, modern, and clean, typical of a class A building. The views from the property are nice and the appliances are nice quality. The proximity to the 59th street bridge is a non-issue.
Cons:
Typical with most NYC buildings, there is no exhaust hood on top of the stove, so every time you cook something it stinks up the entire apartment. Why do they not have this feature in such a nice building. The neighborhood isn’t as lively as other parts of the UES. There is no pool on this property and there is plenty of room on the roof to create one.
Advice to owner:
Upgrade your kitchens to include exhaust hoods. Build a pool next to the rooftop area on the 11th floor. Then, this building would be perfect.
