Location... It seemed like a good deal $ but it was a nightmare.
Cons:
1. Trash / garbage alley the most disgusting rat nest in NY. You can hear the rats every night from apartment 3C. 2. Smelly dirty neighbors on the 2nd floor, odor some days is unbearable. There windows are broken and covered in boxes. 4+ people living in a 1 bedroom apartment. 3. Poorly insulated windows. Very cold at winter time and extremely noisy
Advice to owner:
Get better garbage bins, exterminator for the rats.

Cons:
Landlord Salvatore Galofaro and Michelle Galofaro don’t care about the well-being of their tenants. The entire building is mice infested. Salvatore Galofaro harassed and threatened me and my husband when we complained about the mice first to them and then to the HPD. We told them we’d stop paying rent if they don’t fix the situation which they didn’t. Their response was “that everyone in NYC has a mouse”. It had gotten so bad that nice would come out in every room and even out if the gas stove and defecate the kitchen counter. We stopped paying rent. Instead of doing something about the situation they sued us for non payment of rent. Their shady Italian attorney friend Domenic Napoletano represented them in court, where they still tried to mock us. First he wouldn’t show up, then he would adjourn again and on our last trial day he wanted to get a money judgement against us. How evil and desperate does someone have to be ? Also, our apartment is rent stabilized - even though Christine Galofaro told us it wasn’t when we signed the lease on the cheese counter in the Milano market. Through the petition and in court we learned it’s actually rent stabilized! So beware!! Pros:
Great location! Could count on Otto to be available regularly & to help with maintenance requests. Loved the old brick & stone stairway. Sal, our landlord, was honestly one of the good ones (& we don’t like landlords!).
Cons:
Heat was way too hot in the winter - we slept with windows open. Garbage alleyway was gross but that’s NYC in general, probably.
