Amazing staff, terrible management company

Pros:
- all staff including doormen, maintenance workers, and security guards are such wonderful people and make the building a great place to live
Cons:
- management company (Ogden Cap) has too many rules. For example, food deliveries cannot come through lobby, only service entrance; you must schedule your moving date/time with them and get it approved; if you dispose of semi-large or large furniture items in the trash/recycling area, they will charge you - building has many maintenance issues. This last winter my heat stopped working about 10x. Maintenance was quick to respond and is always courteous, but I got sick of going to bed freezing cold - elevators take too long. Too many people living in the building and too few elevators - inefficient use of money. The staff is tasked with sweeping sidewalks, polishing glass in the lobby, etc. when other more important issues such as lack of heat and elevator overcrowding are more significant issues
Advice to owner:
Ask the residents what they dislike about the building, and try to incorporate their feedback

Construction Headaches With No End in Sight

The package room, facilities and lobby staff are all wonderful.
Cons:
Do not move here. If they haven’t flagged for you, there is a never ending Local 11 water-proofing project ongoing. (They did not flag for me. Going so far as to only show me the apartment when it was quiet without me knowing.) It’s clear they have no clue when it will be done. (Who is managing the project? I get that it’s subject to weather and other factors but they never seem to know what happens next in any concrete way. They post weekly vague messages about where the construction workers might be during the next week.) When it came time to renew my lease, I had little choice but to renew because I had an upcoming surgery so moving was out of the question. I thought for sure I’d get a deal because there is construction noise 8 hours a day, 5 days a week. My STUDIO was going for close to $4K. When I asked if they priced in the construction, they said yes; they felt it was competitive because it’s a luxury building. (This is a luxury building in the lobby. I can’t see “luxury” anywhere else but maybe I have a different definition.) To make up for the construction, they have a baby room and some working spaces set up. Whenever you ask about the construction, instead of trying to tell you something useful, they point to those rooms. (So now I’m paying for rooms to use during the daytime instead of my apartment?) After my surgery, the noise was horrendous. The caretaker I brought in said it felt like “punishment” listening to it. I had asked before about whether there would be significant work around my apartment at that time (they didn’t know) and pointed me to the rooms. What use is the rocking chair in the baby room or a desk on the “working space”? I need to be in bed resting. I pay for an apartment. Not some room in an adjacent building. The windows are not properly sealed so you’re getting all the construction dust, outside noise and hot/cold air leakage. In general, do not expect compassion or understanding from the management office. I hope they have stock in this company because they act like they own the building. They just regurgitate the party line without thinking if it applies. Also, the elevators constantly breakdown. Once I was suspended on the 31st floor for 30 minutes. Just don’t move here. There are other buildings in the area with the same or similar amenities where no one will be drilling above your head incessantly.

Be realistic, mate.

Nice building on upper east

Pros:
Very close to subways and only a few blocks from Central Park. The units are massive for NYC although rent can be high and the rent increases for lease renewals are outrageous. Very nice tenants - a mix of working people and families. Kind staff in the building (facilities, package room, doormen, etc.). Work requests are answered very promptly.
Cons:
Management doesn't really care about tenants (even though workers in the building are super friendly and lovely). Windows are not properly sealed and let in lots of noise and hot/cold air from outside. They should be double paned. Elevator has issues from time to time which can be inconvenient. Currently going on 5+ months of outside construction which is incredibly noisy for any who work from home.
Advice to owner:
Finish up the outside construction. Double pane the windows. Insulate windows better!!

WORST MGMT COMPANY

Doormen are nice, unit was nice, good location.
Cons:
The management company is horrendous. There has been major construction going on with the facade of the building. There has been deafening demolition and drilling for the past three months and they refuse to do anything to try to make the situation better. They’re only showing the building on the weekends so potential new tenants don’t hear the noise and sign leases unknowingly. There’s a lounge in the building people can work from if they work from home but you have to pay to use it. They won’t give tenants free access for the few months the construction is going on. Some of my neighbors asked to pay month by month, but mgmt told them they could only get year long memberships. They’re just not willing to work with their tenants at all. And this was all while they increased the rent by $1,000.
Advice to owner:
Try and care about your tenants. Small gestures go a long way.

Easy living in ues

Pros:
The building is very comfortable and all the doormen and other workers are always friendly and welcoming. It’s not a luxury building, but all the facilities work well, and whenever I have had an issue, the repairmen are quick to help resolve it. Great views of the city - easy subway access to the Q and 6 - only a few blocks from the 96th St Central Park entrance.
Cons:
Windows can be a bit drafty. In the winter cool air seeps in and it means summer has been a quite hot if the AC is off. My room reaches about 95 degrees. Drains in the bathroom (shower and sink) clog pretty easily.
Advice to owner:
Please add wifi to the laundry room… there is no cell service so the app used to pay for the machines doesn’t work all the time.

Living at Normandie Courts

Pros:
While the decor is VERY outdated, the apartment itself was very modern, clean and bright. Plenty of storage. The crew was very helpful and kind, and we enjoyed the gym and pool at the site.
Cons:
when moving in, the application process was long and tedious. Other than that, it was fine.
Advice to owner:
The fact the COVID is done, does not mean that the rent has to increase by more than a 1000USD.

Not worth the price

It’s a great lay out with wonderful amenities.
Cons:
Management is unresponsive and RUDE. Elevators break down weekly. Laundry room is always filthy. Lots of fights in the building (lots of noise and parties)
Advice to owner:
Either lower the rent or be realistic. If you plan to increase rent by thousands, then floors should not buckle and appliances should always work.

Cons:
Management could be difficult when handling move-ins and move-outs. None of the amenities are included in your rent. Elevators are a nightmare.
